If it sounds good, I will contact you to schedule a brief meeting, at a public place near the home, to get a sense of each other, ask any questions we have. At that point, if seems like a good fit for both of us to have you rent the bedroom, then we'll go to the house for you see the place. If you do not hear from me it is because you did not send the email cited above.

The rental bedroom is for one (1) person only. You would be the only renter in this home. Also, the rental bedroom, is not located next to any other bedrooms. Complete privacy.

Bedroom rent cost: $900. per month due on the first day of every month.

Deposit: $600 due prior to move-in date.

There is a 6' wide shelf in the rental-room closet and a 4' wide shelf in the closet next to the private bathroom for the renter to use for linens, etc.

`Monthly cost for Bedroom rent is: $900, plus 50% of SMUD bill. The SMUD bill is typically low price because the home is fully insulated, including the windows, and, I am an energy miser.

Bedroom rent price includes the following utilities: Wifi, Gas, Garbage, Water, Sewer, plus security patrol.

I keep my home clean and clutter free. It provides a peaceful, serene, environment. There are no knick knacks all over the place, nor pillows all over the furniture. The kitchen counters are always clear of anything. That means when you go into the kitchen to fix something to eat, you have a clear slate. No having to move things out of the way and especially out of the sink.

There is a large pool area with relaxing high-back lawn chairs and a bathroom house with a shower and toilet. See images above.

The bedroom renter will have access to living room, laundry room, and kitchen. You will have use of half of the refrigerator and freezer, the microwave, and toaster oven, plus one cabinet for your food, or, whatever. A parking space in the driveway if your car is small to moderate size.

Rental bedroom includes a spacious private bathroom across the hall from rental bedroom. This bathroom is wider than standard bathrooms. You will be the only person ever, to use that bathroom. Two deep drawers and plenty of space under the sink. There is also a three tier rack above the toilet. Plus the mirror above the sink has three shelves.

Bedroom Renter will need to provide the following to qualify:
1. Proof of income (most recent pay stub) or proof of retirement income.
2. Reference: name and phone number of previous landlord.
3. First month's rent plus deposit, prior to moving into the bedroom.
4. Needs a good credit score.

Type of Bedroom renter sought:

1. Well mannered, no drama.
2. No smoking cigarettes, no vaping, no drug abuse, or, alcohol abuse, in the home or on the property.

3, No pets. No animals of any kiind.
4. No cooking stinky, smelliy anything: food or beverages, such as coffee or food from India.
5. Month to month rental contract if desired, or, long term contract if desired.

About the community

The American River bike / hiking/walking trail is about a 1.8 miles south from me. Orangevale Park is about 2 miles north-west of me. They have many activities, such as disc-frisbee games, hiking, walking groups, etc. Phoenix Park is about 2 miles south-west of me. They also have game days for seniors.

About a mile south of me is a 50-acre historical state park along the American River bluffs. Beautiful scenery, vintage trees, etc. See picture below of one my favorite spots.

Two movie theaters about five miles south of me in Folsom. The light rail station in Folsom is 2.7 miles south of me.

About a mile west from me is the Raley's Super Store at Madison and Hazel avenues. Across the street is Chase Bank and on another corner is the Safeway store.

. Up the road at Hazel and Greenback Lane is Walmart, on one corner; Cable Shopping, on another corner and across the street is Bank America.
`
With all these complexes are a boat load of drive thru coffee, fast food, restaurants, beauty supply stores, barber shops, and hair cutting salons.
