Large bedroom with private entrance and bathroom

I’m looking for a professional, respectful, and quiet tenant. The room is a part of a 4 bedroom house with its own entrance and totally separate from the rest of the house. We’re in the middle of almost everything: 10 mins to Disneyland, 5 mins to downtown Anaheim, 10 mins to CSU Fullerton, 5 mins to Anaheim Packing House, etc.
The room has its own entrance, bathroom, small kitchen space that fits up to 2 portable butane gas tabletop stove, microwave/oven with ventilation built in, queen size mattress with cover and spring box, a small refrigerator.
About us: we are a family of four with all professional, respectful, and quiet people. Most of the time it’s just me and my sister who are professionals and work from home. We have a Corgi, named Boba. He’s an indoor dog and rarely go outside. We’re very quiet and not party people, so we expect our potential tenant is quiet too.
Sorry in advance, but NO couples, NO pets, NO smoking, NOT 420 friendly. Overnight guests is allowed but have to inform us and not too frequently.
Rent is $900/month with utilities and high speed internet included. Please keep in mind if you overuse water or electricity and cause unusual high monthly bill, I’ll ask you to share. Since the room is furnish i’m asking for $900 refundable deposit when you move in.
