Two nice normal sized rooms for rent asap

*One room will not be available until September 5th* Renting two rooms in a shared house in Anaheim, it's a quiet neighborhood with street parking, access to the kitchen/backyard, it's a 3 bedroom house, currently living in the house is 1 female roommate in a separate room, 1 male, me, in my own room, 1 shared bathroom, big backyard and side yard for gardening/storage, we all work and clean the house and hope for a similar roomates, smoking cigs is outside only, friendly, the rooms for rent are a normal size with a closet, carpeted, no furniture provided, must sign a monthly lease with me and adhere to lease agreements, the room will be as is, $800 a month plus utilities and an $800 security deposit is required before moving in. References preferred, prior managers, work history, credit check. There are currently 4 cats, all my sister's, they roam the livingroom/kitchen and backyard/outside, all friendly, but the mama cat can be temperamental. Pet deposit would be $200/non-refundable. Must pay rent and utilities on time. Utilities range from $100-$200 Monthly. Rent is paid the 1st-4th, on the 5th day there will be a $150 late fee. Utilities on the 14th-15th, a $35 late fee on the 16th. We are all friendly and mostly work or stay in our rooms. Feel free to reach out to me to set up a time to see the room. I work mon-fri.
