Safe place in Westchester

Hello!
Our current roommate is moving out, so my husband and I are looking for a roommate to rent 1 bed/1 bath of our 2 bed/2 bath apartment in Westchester as soon as possible. There is a patio off the living room, and shared kitchen.
This would be ideal for working professionals and students. Our partying days are through and we are not interested in hellraisers. 😂 Plus it’s right to respect our neighbors and the space.
The apartment layout is a Manhattan style where the bedrooms are separated by the living room between.
It’s $1400 a month total. That includes everything and it’s negotiable. You would not pay for utilities, WiFi, or water. We even have toilet paper, paper towels, dish soap, dishwashing liquid, laundry detergent, dryer sheets, lysol wipes, glass cleaner- always stocked and shared.
We are liberal minded, mid-thirties working creatives. He is an independent writer/director, and I work from home in customer service. I also produce our short films, features, and plays a few times a year. We have a five year old shepherd husky dog named Lua. She is very sweet and playful. She would not do well with other pets, so we can’t allow more pets in the unit.
We enjoy movie nights with our giant tv, football Sundays, living room rehearsals, Apple karaoke, and quality time hosting friends. It would be nice to spend time with our roommate having dinner or going swimming, but no pressure on introverts or independents to do their own thing too!
It’s just minutes from LAX, less than 5 miles from Playa Del Rey and Dockweiler beaches, and Marina Del Rey’s great restaurants. It’s 15 minutes from The Forum, Intuit Dome & SoFi stadium.
There’s parking in the secured garage, multiple swimming pools and jacuzzis, multiple laundry rooms on site, a gym, a clubhouse for work/meetings, and barbecues. There are renter’s discounts with BILT for museums and local attractions, free WiFi, an Amazon locker, a mail room, and gated or keypad entry for security.
