BEDROOM WITH PRIVATE BATH IN VENICE HOME - $1400 per month

216 sq. ft. bedroom with own bath and restrained use of common areas in nice 2 story Venice Home in very nice location, less than a mile from the beach and very close to Abbot Kinney. Very quiet neighborhood. No separate entrance. One off-street open driveway parking space included for small car. Lightly furnished.
Utilities and internet included. Broadcast TV only. Most of the attached pictures show it painted green but it has been repainted recently to a satin white color, as shown by a few of the pictures.

All Hardwood Floors - no shoes inside. Roof Deck with grill.

Current occupants, each with separate bedroom/bath: one senior, active male, one 30ish male, and one other tenant who is very quiet. When here all of the above spend most of their time in their respective bedrooms, quietly and do not in any way disturb the other occupants. No one can hear what anyone else is doing, and that’s the way it has to be. The other tenant works a lot in the office and is not here for most of the day. The other two are here most of the time and typically prepare their own meals separately. We expect something similar from the new tenant. No walking around barefoot as I have found that naked heel strikes on the hardwood floor is quite noisy - thump, thump, thump.

One other occupant - a very assertive 11 lb. Terrier mix. Prospective tenant must get along well with dogs, including this one particularly, and be prepared for an adjustment period. This dog is extremely protective and assertive of her territory and “pack,” and has bitten people on the ankles in the past. You will have to seek and achieve acceptance from her to be able to live her. If you are good with dogs it should be OK. Once this happens she is very affectionate. This is the only dog allowed. Might consider another pet type.

House is well insulated and has good windows. It has an extremely efficient furnace but it is seldom used, only when it is really cold, so winter house temperatures are sometimes in the 60's when it is that cold or colder outside. We dress for it and the tenant would have to as well. An electric heater under the desk when you are working there would be OK but the otherwise the house is not kept really warm in the winter.

No air conditioning and none needed for most of the year. The windows actually open and have screens. For the little time that it is really hot we use fans when we are actually here. Washer/Dryer in unit but current tenants can hang clothes from available roof cloth lines if they want.

Kitchen has the usual sized appliances. Desired roomer is strictly limited routinely to light cooking. Past experience tells me I DO NOT want someone who cooks every meal from scratch on the stove or in the oven. There is a good grill hood nevertheless I don’t want cooking fumes escaping all over the house. Microwave can be used any time. There is also a toaster oven for quick heat ups. If you are an aspiring chef this is not the place for you.

Tenant must be neat and tidy in all respects, and genuinely conservative in terms of utilities, trash, etc. Roomer will furnish his/her own supplies for the rented space and is responsible for keeping that space clean. Also responsible for leaving the kitchen in as good or better shape then they found it, which means properly cleaning counters and the stove top and wipe them dry. Also sweep the kitchen floor for droppings they may cause.

I don’t need to rent this room and will do so only to someone that is compatible with the current occupants, so if you are interested YOU MUST provide background as to why you think this would be suitable both for you and the current tenants. Term negotiable, but prefer at least 6 months, 3 month lease to start so we can be sure we are compatible. Must be able to show you can afford the room for the duration of the lease, i. e., real employment. Amount due before occupancy: First month's rent, security deposit of one month's rent.
