It is a 2 BDR/2 Full Bath apartment above Van Nuys Sherman Oaks Park. Beautiful wide landscape view of green grass, oak trees, and palm trees from the living room and balcony, and birds chirping in the trees and flying by in the park sky. The gated, security apartment building has a pool, laundry facilities, and the Van Nuys Sherman Oaks Park can be enjoyed for its walking/running trails, soccer and baseball fields, tennis courts, basketball courts, picnicking tables and pagodas, and a recreation center with enrichment classes and a great public pool. The sunsets are gorgeous. Some photos of the park and walking/running path are included.

Everything you might need is within walking distance: Trader Joe’s, Westfield Shopping Mall, Yogurtland, Mochinut, Subway, Papa John’s Pizza, Teriyaki Madness, La Fogata, a nail salon, Sherman Oaks Hospital, medical centers. So many other restaurants, grocery stores (Whole Foods, Ralph’s), CVS, Starbuck’s, etc are a short drive. We are 5 minutes drive to bustling Ventura Blvd. There are many canyons to hike in, and Santa Monica beach and Malibu are a 30 minute drive in good traffic. Universal Studios and CityWalk are a 7 mile drive.

The suburban neighborhood is centrally located near the 101 and 405 FWYs, with the 170 FWY and 134 FWY close by.

The room can come furnished or unfurnished. Currently there is a desk and chair, and dresser available for use. Willing to share cost of a twin or queen bed and other furniture based on descriptions below.

For all three scenarios below, the electricity, water, and Wi-Fi internet are included. There is central air conditioning and heat.

Scenario 1: For those who just want the room and bathroom, $1045/mo. Private Room and Private Bathroom only (no use of rest of apartment). If room and/or bathroom are furnished, addt’l $100-$500 first month only, depending on agreed upon furnishing.

Scenario 2: For those who want a little more than just a room and bathroom, $1245/mo. Private Room and Private Bathroom with mini-fridge, microwave, and cupboard (light use of kitchen: sink for washing your dishes, limited occasional use of stove and oven). If room and/or bathroom are furnished, addt’l $100-$500 first month only, depending on agreed upon furnishing.

Scenario 3: For those who want a more shared experience, $1445/mo. Private Room and Private Bathroom with use of common areas of apartment, including use of kitchen, en suite washer and dryer, some space for food in cupboards, refrigerator, and freezer, and some space for some dishes, flatware, and a few cooking things. Cleaning duties will be shared or house cleaning costs will be shared. If room and/or bathroom are furnished, addt’l $100-$500 first month only, depending on agreed upon furnishing.

There is a parking space in the gated parking area for nights only that can be used for a small car. (Ex: Prius, Mini-Cooper, etc.). The rest of the time is street parking (which shouldn't be a problem), although sometimes parking can be found inside the security gate on the side of the building.

I work in the entertainment industry and have a photography & videography business. I have a son who visits and two lovely cats. I am often working from home and am busy most of the day. It is a quiet, peaceful home. I am looking for someone who is laid back, who works well with others, enjoys life, but does not bring the party home. No smoking, no heavy alcohol use, and no narcotics. No overnight guests. I am looking for someone who works or attends school out of the home. Professional creatives and students are welcome as well as other working professionals.

This is a sublet and the rental term is month to month, with first month rent, and one month’s rent deposit due upon signing rental agreement. Landlord will run a credit/background check for prospective tenants.
