We are looking for tenants who are responsible, clean, quiet, and only do light cooking. The guest unit is located in the back of the main house with its own entrance door. House is located near South Nogales St. and Colima Rd. at Rowland Heights. 8.5 miles to Cal Poly Pomona; 9.7 miles to CSU Fullerton. 10-15 minutes walking distance to bus stops, Post Office, and supermarkets. We are in a quiet and safe neighborhood. Street parking is very easy to find and FREE (no street sweeping moving required as well).

This guest unit includes one bedroom, bathroom, laundry room, TV room, cooking area, and private mosquitoes-proof screened patio. There is a loft at the upstairs of TV room, equipped with a twin folding sofa bed. Fully furnished. Cooking pans, utensils are provided. Guest use private entrance door with keypad lock. Guest unit has no access to main house.

* Bedroom: queen size bed with extra memory foam topper. Wardrobe with wire drawers. 2 sets of dressers. Desk, desk lamps, extension cord with USB ports, rolling computer chair. Large mirror. Clothing hanging rack. 24hrs central A/C.

* Bathroom: shower area with shower door. Panasonic ventilation fan. Storage shelf.

* Laundry room: large capacity washer and dryer. Utility sink. Filtration water system. Shelves with bottom shoe storage cube. Folding desk and chair.

* Cooking area: microwave, compact oven, induction cooktop, cooking pans and utensils, water kettle, coffee machine, blender, dishes, cups and silverware. **not suitable for heavy oil cooking.

* TV room: 2 sofas, large table, smart TV with free Netflix and local channels, Whirlpool refrigerator, window A/C and heater, large 2F loft with storage shelves and one twin folding sofa bed.

* Patio: Covered roof & screened, no worry of mosquitoes

❋ Suitable for 2 people, age 18 above.
❋ Cat or small dog will only be considered if they are quiet (no barking), clean, and do not damage furniture. Medium or large dogs are not allowed here.
❋ All utilities and Wifi included.
❋ $1700/month must be paid on time, refundable deposit $1700. No reserve unless you sign and pay full deposit. Rent is due on the first day of every month.
❋ You will need to provide income proof, working status or school class schedules, and credit score. You also need to open a Venmo account.
