Need a roommate to qualify for mortgage

Hi I’m Christina (53) and I’m in the process of buying a manufactured home. I’m putting an offer in for a 3 bedroom 2 bath in North Hollywood. The property has ample parking, pool, gym & club house as well as nice out door spaces. However I’m fresh off a divorce and am on a fixed income. Im neurodivergent, I have a co-signer for financing the mortgage. But my co-signer stipulates that I need to have 2 roommates with proof of income before he’ll help me with financing the house that I want. I have one friend (Steve, 60, he’s like my older brother) who met my co-signer’s request already. I’m looking for my 2nd potential roommate. Steve works from home. I’m partially disabled and I’m an amateur artist. This will be a slow process since there will be an escrow period. The common areas will already have furniture by the time you move in, but the bedroom itself is empty, if you would like to bring your furniture. Furniture rental is available on request and you would be responsible for those rental fees. Once this home is under contract we’ll all need to go through the additional process of getting park approval for residency. I have an elderly cat that expects to have the run of the house. We can set up a baby gate if you want to keep him out of your room. He’s too old to jump very high anymore. He doesn’t get along with other animals, so I have listed this as no pets. He’s very sweet though so if you like cats he’s very cuddly which is a good bonus. I’m hoping to meet and discuss what I’m offering and if it’s agreeable we can move forward with income verification. No FICO information is required. We can arrange it so you can meet Steve as well and see how we all click. The mortgage, taxes, insurance land rental combined, split 3 ways comes out to $1,090 each person per month. So we are offering the room with no profit margin. This is strictly to help with the cost of housing in North Hollywood. I’m not yet sure how much utilities will be but we can negotiate that once I have more information. This is still early in the process and I expect that this may take two to three months. i put August on this add as a guess. I hope you would consider renting from me. Thank you.
