Private Bedroom and Bath in fully furnished house

I have a fully furnished private room available in my 4 floor, 3 bedroom/ 4 bathroom townhouse in North Hollywood. This home does not share walls with neighboring properties making for a quiet and relaxing space that is walking distance from several local parks, restaurants and bars. Room is available on flexible lease terms.

The available private room includes: en suite bath with large soaking tub, vaulted ceiling, closet, queen-sized Murphy bed, mattress, linens (bedding, pillows, towels), 5-drawer dresser, desk with lockable storage drawer, office chair, 32” TV with Fire Stick (Netflix, Hulu live, Disney+ and Prime Video included), area rug, bath mat, shower curtain & liner, hamper, air purifier and motorized smart shade.

Common areas are all fully furnished including a spacious living room, dining area, kitchen, balcony and private rooftop patio. House amenities comprise of a dishwasher, in-home washer and dryer, central A/C and heating, gas grill, BBQ smoker, hardwood flooring, microwave, gas range, oven, refrigerator, chest freezer, Breville Smart-Oven Pro (air fryer, toaster, food dehydrator etc), 65” flat-screen TV, 5.1 channel surround system, dual-tap kegerator, Lutron lighting, house-wide mesh network and Ethernet ports in every room. The house has a one-car garage which I use, but for the better part of a year I parked on the street and there is ample parking within a block. That said, if you have an electric vehicle, I have a 50A/ Level 2 charger in the garage that I'd be happy to let you use as needed. Additionally, the housing development includes four guest parking spaces for use by visitors.

A little about the general living situation and what to expect:

I currently live on my own so the common spaces would only be shared with me. I work in the film and television industry primarily from home as a picture and sound editor. I use one of the additional bedrooms on the first floor as a home office which is two floors below the bedrooms and well isolated in terms of sound. In general, I am quiet, clean and tidy and spend most of my off-work hours watching movies or learning new hobbies. Some of the my hobbies and interests include brewing beer (hence the kegerator), cooking, barbecuing (pulled pork and brisket), going to the gym, playing pickleball, watching F1, cinematography, reading, and occasionally sim racing. I also enjoy socializing and as such I host small gatherings of well-mannered industry friends about once a month for a movie, BBQ dinner or game night. That said, I am always respectful and courteous of anyone I share a space with and would run any gatherings by you well ahead of time. As a side note, you would always be welcome to join any of these gatherings if interested—it's a great way to meet new people especially if you're new to the area—no pressure though.

Overall, I would say I am pretty laid back about most things and will always prioritize making sure the living situation stays safe, comfortable, calm and accommodating.
