Room for rent in safe neighborhood, shared bath

My roommate is moving out and am looking to fill her room. The room is large with plenty of windows and great natural light. Both bedrooms are the same size, which is large. You’re able to fit a queen bed, large dresser, side table and desk, with room to spare. The apartment is rent controlled, so $1075/month + utilities (Gas, Internet & Electricity). There is plenty of indoor and outdoor storage and a shared covered parking spot (I use street parking, there’s plenty). There is no washer/dryer on premise but a laundromat right down the street. I work from home, so I’m home a lot during the week but am gone on the weekends at my bf’s house. I prefer someone who does not have overnight guests during the week, especially with one shared bathroom. There is window air conditioning units in both bedrooms and central heat. I am clean and looking for someone who keeps the common areas clean as well. Would like someone that I could possibly be friends with but at the very least cordial. The rest of the house is furnished, and my roommate is looking to sell her bed that’s already in there so that can be negotiated if you’re interested as well.
