The condo complex (Windsor Fountains) includes: a pool, hot tub, sauna, recreation room with ping pong and pool table, four-table outdoor gazebo, outdoor gas grills (cleaned regularly by the building), two rooftop tennis courts, remote-control gated parking entry, two koi ponds, elevators, next-door access to the Ballona Creek bike path, and a landscaped courtyard (which is where this unit for rent is located).
LOCATION:
Walking:
5-7 minutes: full-size grocery store (Ralphs), Starbucks, Raintree Plaza, 7/11, Lindberg Park, Carlson Park
10-15 minutes: Target. Studio Village Mall
Downtown Culver City is a 15-minute walk through quiet single-home neighborhoods in between, and takes roughly 5 minutes by bike.
Biking:
The complex is located immediately adjacent to the Ballona Creek Bike Path. You can ride from the front gate of the building to the beach in Marina Del Ray in 15-20 minutes, completely off of the road/free of cars.
SHARED SPACES:
Living room:
Large sectional couch, new paint on the walls, new moulding, new sliding screen door, and new curtains. 65” TV with HBO, Netflix, Hulu, Criterion Collection, and Amazon Prime Video.
Balcony:
Custom fit soft astroturf, a pair of chairs, indoor-switch-controlled hanging lights. You're more than welcome to add the plant collection and grow what you like if it fits on the balcony.
Kitchen + Dining:
New dining room table with benches that fit two people per side. Fairly new electric cooktop and clean oven and dishwasher. One-year-old: microwave, sink, garbage disposal, refrigerator, and toaster oven. I like to cook and the kitchen is well stocked with dishes and utensils and glassware. I have a few sentimentally special pans that I would prefer to keep to myself, but all the other kitchen tools and contraptions are fair game. You can show up with a $20 frying pan and be able to make a five-course meal—I have a lot of stuff!
PARKING:
One designated, covered space. The space is the rear of two spaces arranged in a tandem layout. I don’t drive often, and keep my car in the front/boxed-in spot, meaning you won’t have to move my car every time you need to go out.
The gated drive and parking areas are accessed by key fob remote from the street. Guests must street park, as there are no guest spots in the building complex. The streets off of Overland are very residential, and are easy to find spots on any time of day/week. Overland itself is a little more crowded during the working hours, but thins out in the evenings.
The garage has no storage, and if you would like to keep a bicycle here it will have to find a place in your room. I keep mine against a wall on a little stand in my own room, and I would not be opposed if you wanted to mount yours on the wall of your bedroom if you’d like to be extra space-efficient.
LAUNDRY:
There are 4+ laundry facilities on-site with multiple units in each, which are cleaned weekly by the maintenance staff. One load (one washer + dryer use) is $1.75 with coins, or $2.25 using an app on your phone.
UTILITIES:
Water is included. Electricity and internet (AT&T) will be split with me, which is roughly $75/mo for you. I work from home, so if you are in the office most of the day and are only using electricity here for a few hours each day we can arrange a more equitable split of the electricity bill.
PETS:
I have a five-year-old cat who is friendly and loving, but very shy. I would prefer no additional pets, please. I keep her well-groomed and vacuum regularly. I prefer to keep her presence limited to wherever she is at the moment, not all over the condo!
ROOMMATE:
I am a 32-year-old single guy who works from home. I purchased this unit to live in long-term, while renting the second bed and bathroom. I work in media, and my home office is in my bedroom. I am a clean and organized person in general, but I'm not a stickler; Friday night’s messes can wait until Saturday afternoon. I keep things tidy and well maintained, but I don’t keep a feather duster in a holster on my belt.
I like to play tennis and ping pong, ride my bike, watch movies, and listen to music. I have a few friends over on the weekends every once in a while (about once a month, if that), but I am pretty low-key overall. I often stay over at friends’ on weekends, and spend a few weeks of each year out of town.
I mostly work on my laptop, watch movies in the living room, listen to music, and cook a few times per week. I am a conscientious person when it comes to noise late at night (I’m a night person but I grew up with creaky floorboards and light sleepers so I will not bother you!) and early in the morning, and I am looking for someone similar in that sense. I am not a cigarette smoker, and would prefer the same in a roommate.
