10ftx10ft Bedroom w/ Shared Bathroom

Bedroom (bed available to use if needed)

Hello! I am renting out the 2nd Bedroom in my home. House is a 1-Story that is VERY spacious. As a heads up, myself and one other tenant live in the home along with x2 cats and x1 medium dog. Please read the information below and feel free to ask any questions!

Bills - Pays 1/3rd of Water, Gas, Electric, & Trash (internet is free to tenants)
Sharing a Bathroom with x1 other (2nd bathroom available for use if needed but it does require going through another's bedroom)
NON-SMOKING Household (Marijuana/Cigarettes/Vaping) Inside or Outside.

BEDROOM INFO
- 10ft x 10ft
- room will be empty upon moving (ceiling fan stays)
- bed IS available to use if you want. It is a twin that extends out into a King. Will be removed and placed somewhere else if not needed.
- Large closet (one side hangs clothes, the other has shelving)
- Wall Color can't be changed at this time
- The second door leads into the garage where the Washer and Dyer are located. We can make arrangements on when myself and the other roommate will have access to it OR not at all as we respect personal spaces. You are welcome to block that door but it can't be permanently shut or removed.

ROOMMATES INFO
- I am the owner and live on property - very easy to get along with and speak to. I'm a big anime/gaming nerd.
- Sean Boyle (male) rents the 2nd Bedroom - a gentleman and spends a lot of time working, going out to events, or chilling in his bedroom. Pretty quiet. He has an Edgar Allan Poe style/vibe.

PETS
- x2 cats (Binx - Male - Black Cat; Vonsushi - Male - Ball of Fluff)
- x1 dog (Luna - Female - medium sized dog)
At this time we are avoiding anymore pets. IF you must have a pet, it must be small and there will be a non-refundable pet deposit of $250. No Pet Rent. PLEASE discuss with me. No large animals.

HOME INFO
- Located in Canyon Country (Santa Clarita)
- really nice quiet neighborhood
- there is access to the backyard; cats have a LARGE enclosed catio
- Renter will have access to the whole house and housewares with the exception of:
Office/Sewing Studio
Cutting Table
- Garage is not available for parking (fits only x1 car). Parking in driveway or street is available. First come, first served.
- ADT Security (active)
- Improvements are being made and updated to the home including furniture so what is pictured may change in time.
