Renting out the living room for 3 months (summer)

This property is located in Burbank, CA.
The neighborhood is super friendly, lots of people go out and walk outside enjoying the area.
It’s a one bedroom apartment with the kitchen and a shared bathroom. I'm renting out the living room with the couch, since the private room is already occupied by another tenant. Unfortunately pets are not allowed in the whole property.
The rent in general is 1760$ a month. We can split the payment in half making it 880$ for each. But for someone that is willing to stay, we can negotiate a bit lower price. For instance: June, you'd only pay 400$. And as for July and August it would be 880$. Utilities such as power and electric bills along with wifi are not included as they come separately. For utilities, price is usually at most 200$. So in total you are looking at 500$ for June and roughly 950-1000$ a month for July and August to cover up your apartment expenses during the summer time.
Parking is available. You will be assigned the spot in the parking garage as soon as you move in.
