One or two rooms available SE Clovis Newer Home

I am currently renting a house that is too big for me. It was built in the Fall of 2021 and I have lived here for close to a year. This is a quiet, safe neighborhood.

Please be aware: potential roommates will need to be screened by the landlord with a background and credit check and will be added onto the lease.

I work full-time M-F. and have two friendly, older dogs. There are two empty rooms that are separated off from the rest of the house and those two rooms share a bathroom. I could make some space available in the garage for storage. In addition to the closets in each bedroom there is also a linen closet available to these two rooms. Street parking and one space in the driveway is available. There is a laundry room located in the house with a washer and dryer. All utilities and wi-fi are included in the rent

This is a quiet house and I am looking for non-smokers who are quiet and respectful. I am 420 friendly but smoking outside only. I will keep the main house clean but expect a roommate to keep their own bathroom and bedroom(s) clean. Two people (friends, a couple or an adult and child) would be suitable to rent both rooms.
I don't expect to be friends with my roommates (of course wouldn't mind that ) but do expect a certain level of communication -- I will let you know if I am going away for the weekend, etc. If you have a friend that stays over once in awhile that's OK but stays of more than a few days are not acceptable.
