Room for rent! $1,000 mo. / San Leandro, CA

Hi everyone, I'm looking for a long term roommate for a shared home in San Leandro, CA. At least a minimum of 6 mo. stay or longer. No couples please.

I'd prefer a responsible individual, without any pet allergies or any other cats/dogs. Sorry, I already have 2 small dogs and my senior dog can get reactive towards other animals. MUST be professional, responsible with payments, clean, honest, no drama, and mindful of others.

The room is $1,000 for rent on a month to month basis, utilities included in that monthly payment. You would need to sign a contractual agreement between us.

The room available can fit a queen size bed, has a spacious closet, and will be empty when you move in. The room is unfurnished.

It's available as soon as March 1, 2023 for a $1,000 deposit fee + first month's rent (a total of $2,000 to move in).
The deposit will be returned when you move out in the future granted there are no damages to property and I am given a 30 day notice before vacating, (all will be listed on our contract agreement).

My home has train tracks behind my backyard with trains that can sometimes run throughout the morning/night.

The building itself is a cozy, older duplex and we have neighbors next to us. It's 2 floors, with a fully furnished communal living room and kitchen downstairs. I also don't mind sharing my appliances and things. Washer and dryer included inside! There are 2 bedrooms upstairs and only 1 bathroom that we will be sharing. There's a backyard, and it would be awesome if you love gardening! Street parking only if you have a vehicle. I'm 420 friendly, and smoking is only allowed outside of the house.

VERY convenient location! We are about a block away from Bayfair Bart, so it would be great for any commuters. It's literally across the street! We are also 5-10 mins. away from many main freeway entrances and stores like Target or Walmart, convenience stores, and gas stations.

A bit about myself:
I'm 29F, filipina. I work at a non profit animal shelter full time, Tues-Sat from 8:30am-5pm. I like to keep a clean home, the type of space where I can kickback, walk around barefoot, and just relax at the end of the day. I love animals, singing, going out dancing and making art. I usually keep to myself, but I'm always down to talk or hang out if you'd like company. I'm pretty chill, I don't mind if you have guests over, or overnight guests as long as you're mindful of my working schedule and you're not too loud. I'll be sure to accommodate your schedule as well. As long as communication is clear between us, just give me a heads up. I also occasionally have my friends over for food and drinks, and you're always welcome to join along.
