Room for Rent, Large House, only 1 roommate

33 year old straight male looking for roommate.

Girlfriend and little girl are moving out of one of three upstairs bedrooms due to work reasons (I use the other two for office / bedroom). Bathroom next to office upstairs could be private though prefer open house in public spaces (which obviously excludes rooms) and shared cleaning duties (I am clean but not overboard with roommate expectations and do not use that shower, just the toilet). Downstairs living room, kitchen and dining room fully furnished and brand new (house built in 2020 and I loaded it up when I moved in).

All utilities included in price, which also includes max Xfinity internet speed/cable along with subscriptions that I pay separately such as Netflix, Hulu, Amazon, HBO, Showtime, Paramount+, and Disney+. Not adjusting for the cable/internet bill though since its a shared service with the house. Willing to give up private entrance garage space for an extra $100/mo as I can park on street in front of house easily since I work from home and spaces outside fill up at night (but seem safe from theft too in my time being here). Garage also has some extra space for storage that I would include in the base $1700 rate. I would normally consider more pets (in addition to my cat that is friendly but aging), but landlord was pretty strict about a second pet if it is not an ESA and not sure I want to deal with potential damages anyway.

Prefer to find a roommate that's social - don't want to live in isolation in home but don't need to be buddy buddy either. I go out in moderation, have friends over occasionally, and will also have the little girl (7) over on some weekends. Fine with other guests as long as they are respectful, trustworthy, and it's not overboard (i. e. 7 days a week partying, every weekend pregame, huge gatherings or extended stay guests) since I am fairly social myself. I like sports, movies, hanging with friends, working out and other basic stuff. Part-time MBA student as well as full time professional, so I stay busy. Looking for interesting, social, reliable and fun individual to live with.

Not really looking for immediate move in - thinking more December - February timeframe - but could possibly move up date in right scenario. Open to various lease lengths from 6-12 months (and potentially longer), with a preference towards 12 as I intend to hold property as primary tenant through the end of February 2024 and likely beyond. My deposit was $4k, so looking for slightly less than half of that to cover rent and damages ($1700).

Property is close to freeway and within 1mi of BART, with gym, groceries, restaurants, and other shops in near vicinity. Has alarm system, outdoor camera, air conditioning, W/D in unit, small patio/front-yard, and private entrance garage/storage (optional for extra cost as previously mentioned).
