2 bedrooms available and an office space in 3 bed

Looking for two roommates for a 3 bed, 1 bath in Sunset Park! June 1st move in, guarantors welcome. Both of my roommates are moving out of state- one to save money and study for the BAR and one for a pharmacist position in Philly!

2 rooms are available and the third can be split up as a living room or office space. Up to you! The apartment includes:

Washer/Dryer combo in the downstairs space
Dishwasher
Private Backyard

All 3 of us would share the shower and I have my own half bath so you'd share the rest with one person. It's a first floor unit and about 1 and half blocks from the R train. 3 blocks from D/N.
Sunset park is 3 blocks down, Costco 10 min walk, and industry city is about 15 min walk away!

I love the space as it's decently updated and it feels safe with a buzzer intercom to enter the building. It's quiet and clean, near delis and my favorite coffee place, Yafa! Key foods is also 3 blocks away and there's a bunch of tasty food around.

The two rooms would be 2,425 total. One room is bigger with two windows and double closet so it's up to you and the second roommate if you want to split rent evenly. Roommates now share the third room for storage and cute living and office space so they chose to split the rent evenly between them.

I'm looking for people mid 20s who are willing to follow a chore chart, no shoes indoors, and non smoking indoors preferred! I have a mini dachshund so not really looking to live with another pet, but I can be open to it case by case. Ideally you're considerate of privacy and noise because I don't have a door to the space I'm in! I'm in the downstairs area with laundry so you'll need to be able to let me know when you're coming down and not too loud late at night/early morning. See pics to understand the space better! Guests are OK as long as there's a heads up and it's not an every week thing.

A little about me!

- 28 years old and wfh 3 days.
- I might not be home on the weekends and some weekdays as I spend time at my bfs a lot!
- I do have a dog walker come in when I'm in office
- I'm a bit introverted and spend a lot of time on my PC! I'm open to being friends or just being friendly roommates.
- I want a space that really feels like home and with people that are easy going!
