Bedroom & Bath in 2Bd/2Bth Like having own apt

I'm looking for a roommate to co-sign a new lease to share my 2 bd/ 2 bth apt with 2 private terraces (one is 200 sq ft) in Park Slope/South Slope/Greenwood Heights. It's in an amazing luxury apartment building in a great neighborhood featuring stainless steel appliances, espresso cabinets, hardwood floors, and recessed lighting. See picture which don't even do it justice.

Pros
-You'll have your own bedroom and bathroom which means if you don't want to see me you don't have to. It will be like you have your own apt.
-The room is large. You'll be able to fit a queen-size bed, dresser, desk, and bookshelf.
-There are huge windows that let in lots of sunlight in your bedroom. It's a beautiful view watching the sunset.
-A lot of closet space
-You'll have access to 2 balconies and because we're on a high floor you'll have a great view of Manhattan and the Statue of Liberty.
-One of our balconies is so large we have a hammock, table, and 4 chairs out there now and there is still plenty of room to fit more things if we choose. Seriously it's the largest balcony I've seen.
-Central heating and AC
-The R train station is 2 blocks away. The F & G are 10 blocks away.
-Prospect Park is 10 blocks away.
-Building has an elevator and a doorman.
-There are laundry machines in the basement of the building or you can go to the 24 hr laundromat half a block away to do your laundry or drop it off.
-If you have a dog, bring him or her along to see if she gets along with my lil snoop. Unfortunately, if you have a cat, it won't work as I'm deathly allergic to them.

About Me
I'm a chill laid back woman who goes with the flow. I'm a mom to a 10lb mini poodle who is mostly sleepy when not being an adorable tail wagger. If we got along and could hang out occasionally, that would be great but I'm also fine with keeping to ourselves. It will totally be up to you. What matters most to me is communication, getting along and respect for personal boundaries.

About You
I don't care if you are a man, women or non binary. I only care that you pay the rent and the utilities on time and that your partying isn't too excessive or loud. Additionally there is no smoking allowed in the apartment because of my asthma. But you can use either of the balconies if you need to smoke.

Financials
$1750/month + split utilities (ConEd, National Grid and Time Warner), security deposit equal to one month's rent and no B. S. broker's fees to pay. Lease is for a full year. Management company will need to see the usual paperwork proving employment etc.
