Large Bedroom in Huge Sunny Carroll Gardens Apt

Room Description: This is the larger of two rooms (12' x 13') in an apartment that occupies the entire third (top) floor of a walk up in Carroll Gardens. A 5 minute walk fro F and G trains at the Smith 9th Street stop.

Rent: Currently rent for this room is $1375 of the $2350 total apartment rent.

As this is on the top floor, we have a skylight and lots of sunlight.

This may be the biggest apartment you'll see for this price range in this otherwise pricey neighborhood.

There is a huge kitchen with tons of cabinet space and separate living room.

Utilities: This is a Fios equipped building (yay)! You would need to create the account for Fios. I manage the gas and electricity bills. These prices are total not per person. We split the bills evenly: Gas ranges from $45 (summer) to $220 (peak winter). Electricity is generally $45, and peaks around $130 in the summer.

Furniture:
Some of the furniture pictured will stay and other items will leave. You are welcome to bring your own pieces of furniture for the space except for:
Couch: I have a very nice Joybird sleeper sofa w/ Queen memory foam mattress. It is good for the occasional guest.
Carpet: West Elm | Grey Chair: Nice mid-century piece | Side table next to couch | Stained Glass Lamp

Other than those pieces, we will need a tv, kitchen table, ect. You can bring your own items; I also very much like furniture shopping so I am happy to make decorating decisions together.

I have a cat (Lucy), who is very sweet and cuddly. Please do not apply if you do not want to live with a cat.
I also have a boyfriend who stays over a few days/week. I similarly stay with him a few nights a week, so there will be many times that you have the place to yourself. During the July-August I can work remotely for my job - so it's possible I won't be in the apartment at all during that time.

Roommate:
Mid 20s-30s, any gender.
Income: the building will likely require at least $70k annually or a guarantor.
I prefer someone who is clean in the common areas and can talk with me about how we want to divide cleaning responsibilities.
