Entire Flr Duplex w/Private Bath, Entrance, & Yard

Hi! We are renting out the entire bottom floor of our duplex apartment here at 212 Wyckoff in Bushwick for April 1st. The area is very nice, has access to different trains ( both L and M) and the space is huge, just having been refinished in 2020. It has its own private entrance, its own private exit to the semi-private backyard (only shared with one other unit, not the entire building), a half bath with shower, 2 closets (one is understair walk-in), and a laundry room (shared with building.) There is a kitchen setup that I have installed down there already that is available if desired: 2 mini-fridges, a 2 burner hotplate, a George foreman grill, and 2 kitchen shelving units, and there is also a main kitchen you would have access to upstairs, but we would ask for some scheduling (as the kitchen is directly in the center of our living space.)
We are looking for someone who is clean, respectful, and has proof of steady income. (Couples will be considered, but rent would increase a small margin.) To move in you would need 3200$ (first month's rent and a security deposit of one month's rent.) Sorry, no tobacco smoking in the house, but applicant should be 420 tolerant/friendly. Pets are welcome, hopefully there is no static with our 2 little Shiba Inus, Griffin and Spinach. They are both very friendly, so that shouldn't be difficult = )
