Furnished Room For Responsible, Respectful Person

Hi,

I have a unique living situation to offer someone who is between apartments and has virtually no bulky stuff other than clothes. There are some big tradeoffs here which you must be accepting of before considering, since they are absolute aspects of this shared living situation listed from most major to minor;

major plus:

you'll have the apt to yourself alot of the time - possibly weeks

major minus:
NO WORKING KITCHEN OR USABLE COOKING SPACE
NO COOKING/FOOD PREP HERE

if you value alone-time....

i travel on business a lot so you
get to chill in the whole apt
when i'm away which is a lot

you'll need to be ok with....

the entire apt except the room you'd be in is under renovation and there is construction-type situations including plastic-sheeted-off construction dust and debris areas where limited activity, food contamination can occur, and your stuff should not be stored. This state of the apt cannot be addressed right now it's just the condition that "is" now; the apt is not suitable for a longterm share; I'm not able to make this a comfortable longer term living space for you or offer a longterm shareable situation anytime soon but it's ok for a temporary situation as long as you're accepting of how it is

pro:
Room for rent is fully furnished with
TV, and can be locked

but please be aware...

room is ample sized but not large; approx 8X10

convenient....

Building is one block from 2 subway stops (President Street 2/5) and Nostrand Av 3; (4 stops there late night) There are lots of shops and restaurants, a few all night delis, 24 hr Dunkin Donuts, local bars.

Be aware that it's noisy and very active around here day and night. You should be a sound sleeper @ street noise and occasional neighbor noise

utilities:
electric and heat included in your rent but please don't use plug-in heaters or overload the outlets. The wiring is old and shorts easily in this pre-war building with limited outlets . Heat ranges from decent to very warm. Plumbing is old and tenants are required to not manually adjust radiators since this causes leaks / pressure problems which damage apts underneath! You shouldn't be cold here, but feel free to open the windows if it gets to warm. Just close them if there's rain or snow.


nitpicky disclosures & requirements:

I'm clean despite the reno-related dust/debris in sectioned off areas. I try to keep those areas swept and the dust contained behind plastic sheeting partitions. It's not the ideal living but it's workable.

despite these conditions, you MUST be pretty clean;
-sweep and mop living areas frequently
-wipe surfaces down semi-daily
-clean toilet and tub after yourself semi-daily
-immediately cleanup crumbs, liquids with moist cloth/cleaner
- don't eat in bed/don't store garbage in the rented room!
- get rid of garbage asap - don't keep garbage in apt for more than 12 hrs

MUST BE KINDA ANAL ABOUT THIS STUFF IF THIS IS GONNA WORK

I don't clean up after people - please be diligent at continually cleaning up after yourself and not leaving any crumbs/garbage. There's no maid service and I don't want roaches and mice which previous tenants have attracted in the past. Infestations are a major problem to get rid of. If you're unable to absolutely commit to these standards, I'm not interested in considering you. I don't have time to police people; just need a mutual understanding, acceptance of basic rules and protocols for any roommate so that we can live our lives without disagreements, tension or unnecessary problems/drama.

other tradeoffs here:


You are welcome to use the converter box and tv in the room to watch several free channels clearly

but...
there's no broadband internet or apt wifi here

so...

it's recommended that you use a hotspot or increase your cellular data plan on your phone and use it as a personal hotspot (that's what I do when here

atmosphere:

while most of the apt is in various stages of reno, the furnished room for rent has an antique rustic India theme featuring a warm muted pink which will remain in place. The private bedroom room has:

-a double bed with a sealed mattress cover
- 1 set of basic sheets (please bring your own blankets, pillow, additional sheets)

- built-in tall shelving for storing small personal items, shoes
- a large wicker chair
- a rustic vanity table
- a built-in tv shelf, two night tables
- wood floors
- 2 windows with blackout shades which fully block the sun and mitigate drafts to help you sleep more restfully.

The south-facing room gets excellent day light, has fire escape access

THE ROOM AND SPACE CANNOT ACCOMMODATE ANY BULK ITEMS OR ADDITIONAL FURNISHINGS AT THIS TIME. PLEASE DO NOT BRING THESE ITEMS INTO THE SPACE

**a bike is ok, but should be kept in a desinated area of apt**

The apt gets lots of light, has lots of screened windows - feel free to open if you want fresh air; always shut in inclement weather.

other considerations:

your room is private & your privacy/peace-of-mind will
be respected here; the rest of the apt is NOT private including a common area where I'll sleep when
home; will need respect and understanding on making that work when I am home which is not frequently. I'm pretty flexible about how we do this within reason.

your actual full-sized clothing closet is located in a
common room but it's a good size

The kitchen area is not setup to use or be eaten in - it has toxic dust and debris which can also ignite if you were to smoke. Critters will definitely come if you eat take out here and leave any food, food crumbs, debris on floors or surfaces, if they smell garbage. Try to eat in apt infrequently and when you do you must agree to wipe down all surfaces your food touches, not eat in the room, not leave crumbs or garbage. Tie and take your garbage out within 12 hours or less.

minor pros, cons, details to be aware of:

- you can play loud music here
but try not to be extra loud late at night

- if I'm around and either of us want to play music let's be mutually considerate of eachother's preferences on this

- you can have a guest or two hang out occasionally but no one should be a regular here; no frequent overnight guests or fixture friends

- NO ONE SHOULD EVER BE IN THE APT WHEN YOU'RE NOT PRESENT

- I'm friendly but DO NOT ALLOW tobacco or tobacco product friendly of any kind in the apt. including wraps and fronto, and especially cigarette. I'm legit allergic to all tobacco, tobacco products even residual soot/smoke/butts

-Guests should not be coming over more than 2 days or nights a week - I'm not comfortable with you having frequent guests in the space because of reno situation and me not being around. Occasional guests is fine but you're responsible for what they do including cleaning up after them scrupulously. They should be respectful of the rules, the setup, and mature adults.

- I never have overnight guests stay over in the common space if living with a roommate

- bathroom has full sized claw foot tub where water stays warm great water pressure in shower

- bathroom is also under renovation and is missing a sink and floor tiles now, some finish elements which I am unable to address this Winter; please be aware

- tub has a faucet part that can be used instead of sink

- I operate with integrity and don't try to manipulate anyone in any way. I prefer to be upfront and in agreement about details ahead of a share so that we are all in agreement of our roles, responsibilities and terms before we even live together. I'm only seeking
humble. intelligent, cooperative people who are accepting and respectful of the terms and conditions to living in my apt so that things remain peaceful and mutually beneficial..

*You can enjoy a lot of freedom living here relatively cheaply in a convenient location if you are able to accept, adjust to living in the space within the parameters I've outlined. If you have questions, feel free to ask.
