Large room in fantastic apartment, furnished

I'm a professional 40yo guy working for the parks dept. here in the Bronx, M-F 9-5ish. I'm easygoing, clean but not OCD, and have put a lot of effort into making this apartment feel like a home. It's a great place to come home to and relax. I'm not a partier, and rarely have overnight guests - expect the same from a roommate. The room is furnished but we can work it out if you have your own stuff. Internet included, electric and gas come to about $30 per person, a bit more in the summer with AC.

I also have a 3mo puppy who is pretty much the coolest dog in the world. He's quiet and doesn't destroy things, just eats, plays and sleeps.

Looking for a nice, considerate roommate. Steady job required and no drugs, no heavy drinking. Must like dogs of course. If you have a dog under 30 pounds (building rule) I'll definitely consider it.

The neighborhood is awesome, close to the B/D/4 and Metro North. Parking on the street is tight but OK. Surrounded by parks and right off a greenway for cycling that'll take you to Manhattan or all the way to Putnam County.
