Large 1Bed/1Bath Unit In Townhouse

Hi renters and future tenant,

My name is Sylvia. I'm renting an entire floor of my three-story townhouse. Here are the details:

?The Space?
This 700 sq. ft space is in the lower level of a newly-built privately-owned townhouse and is direct accessible to the backyard area. The space is separated from the rest of the house, and has the following in the unit:
? Own full bathroom with standing shower
? Fully-furnished bedroom with queen-sized bed, dresser, and closet
? Fully-furnished living space with a TV and HUGE L-shaped couch
? Dining area and mini-kitchen with new appliances (full-sized refrigerator, countertop table, microwave, mini-oven)
? Gas-operated and electric FIREPLACE!

?What else will I get in the house??
The tenant will also have access to the upstairs common area, which includes another TV (with cable), full kitchen, plenty of lounging space, a balcony and patio, and large dining area.
Washer and dryer are on the second floor.

?What about utilities??
Utilities will be included - heat/AC, water, electricity, gas, trash, high-speed internet, even Netflix!

?The House?
This house is located in a very quiet corner of a very safe family community. Shopping centers, restaurants, major supermarkets/grocery stores, coffee shops, gyms, movie theaters, etc. are all a very short distance away.
The community is also located right off major freeways and highways (literally less than a minute from the I-795-ramp) and is 5-minutes from the Owings Mills Metro station.

?Parking?
Free parking is available and all spots are within steps of the house. Reserved parking will be $20/month.

?Pets?
Sorry, but NO PETS are allowed. I have a friendly, house-trained cat that will only roam the common area but cannot allow other pets into the house. Fish are ok.

?Who I am?
I?m an engineer who graduated from Penn State with a very easy-going personality. I moved to the United States for school and have been building a career here in the Baltimore area. I?ve lived and worked in multiple states and have traveled to many other countries, but I decided to settle (for the time being) in Owings Mills, MD in this beautiful townhome.

?What I'm looking for?
*FEMALE TENANTS ONLY, NO COUPLES, NO EXCEPTIONS*
I simply prefer young professionals or students who are financially stable with good living and hygiene habits.

?Monthly Summary?
$1100/month for 12-month or longer lease.
$1150/month for 6-month lease or month-to-month lease (after 6 months)
$1200/month for month-to-month lease (2 months stay minimum)
*$800 security deposit and first month's rent due on move-in day*
(Optional) $20/month for reserved parking

?Application Process?
1. Reach out to me through message/text/call/email and provide me your email address.
2. I will send you a rental application form. Fill it out and send it back to me. No application fee is required.
3. We will set up a virtual or in-person visit, whichever you prefer.
4. If you like the place, I will send you a link for a background/credit check. This will cost $39.99 and is required as a part of the application process for this rental.
5. If everything looks good, we will go over the lease and house rules.
6. Sign the lease :)

This space is available for a September 1st move-in.
Again, please keep in mind that this unit is fully furnished. You will not need to bring any extra furniture because it's likely that I?ll have it here already, but you're welcome to bring other furniture, if need be.
