1 large private bedroom in 3bed 2bath house in Oakland - North Peralta Creek area (off School st between Coolidge & 35th ave)
COUPLES preferred for this large room -some pets okay w/ added deposit and positive socialization experiment ( it's most important that our critters get along!)

Must provide proof of income, and pass a background/credit check. We are not tied into a year lease, and pay month to month currently.

PG&E and Internet are every month, water every 2 months, garbage every 3. Internet is split between the housemates only. The landlord lives in the garage in the backyard, and splits all other utilities with us 6 ways (currently). Totals ~ $60-100/person/month.

Accessibility: porch steps in front and back make it not wheelchair accessible. Moderate scents in the house and we lightly use chemical cleaning products. One (both short hair) dog and one cat will be living here when you move in, though it may take time for the pet dander to clear from the current roommate's pets - both longer hair and shed a lot. Not a sober environment. Identify-affirming & SWer safe. Rent paid electronically via Mynd. Not great for strict vegans or people w nut allergies. I (Frances) have gluten intolerance and allergies to red onions.

Amenities: 14' ? 10' floor space, lots of natural light through double paned windows, heating & fan, washer & dryer ON SITE, beautiful island kitchen with gas range stove, double oven, & awesome quiet dishwasher, small garden area, charcoal grill, two smokers, front & back yard (grass-free & water efficient), water pressure is awesome and heats up quickly - automatic water heater means hot water for as long as you want! We try to be mindful though. Living room already furnished, but we can get rid of anything to accommodate your extra furniture. Rick and I have discussed pieces to get rid of, and we want your input! Bedroom is not furnished.

Bus lines 14 & 54 are a <5 min walk and go straight to Fruitvale bart. We're close-ish to the bus lines on MacArthur too (57, NL). Parking available in 3 car driveway or on the street. Planet Fitness, Dimond park, Safeway/CVS, salons, cafes, diners, a cool bar (3411 Lounge) , thrift stores, etc located less than a mile away.

Culture: Frances is a QTPOC and their husband (Rick) is a white guy & DJ born & raised in Oakland. LGBTQIA+ affirming, POC & SWer safe, though it's not a centralized theme of the house. We occasionally have loud nights and we go to music shows, but we're also family folks who visit our parents and work hard for a living. House dinners are common and we're super friendly. Nonreligious and minimal political involvement but left-leaning ideologically.
