This is a fully Furnished Private Cottage on a 6 acre Premiere Gated Equestrian Estate. Sorry but guests are not permitted to bring their own furniture. This well-appointed 2 bedroom
cottage includes full private bathroom with shower over tub. It is furnished with 2 Queen Size Beds, fabulous super large granite eat / work counter and a new 50" smart flat screen TV with basic satellite. This is where one can arrive with a suitcase and everything else is provided at no additional charge. One can expect a private, safe and tranquil environment with gorgeous views that is meticulously clean and comfortable.

MOVE-IN SPECIAL: RENT TERMS SECURITY DEPOSIT UTILITIES !!

RENT FOR FULLY FURNISHED CARRIAGE HOUSE APARTMENT:
$ 3,000.00 per month includes utilities and is based on a 1 guest occupancy
** Note: More than 1 guest of occupancy will require additional 200 per month utility usage fee

TERM: 6 Month to 12 Month Minimum Requirement.

REFUNDABLE SECURITY CLEANING DAMAGE DEPOSIT:
$ 2,900 includes one gate transmitter and a one key deposit ( additional gate transmitters @ 50.00 and keys @ 35.00 is available. Due prior to move in.

UTILITIES INCLUDED BASED ON 1 GUEST WITH REASONABLE CONSERVATIVE USAGE:
Garbage, Water, Gas, Electrical, Wifi, Basic Satellite TV, Septic/Sewage, 1.5 hour Monthly Cottage housekeeping, Maintenance, and Special appointed Permitted parking for 1 vehicle unless otherwise permitted. ** Note: More than 1 guest of occupancy will require additional monthly utility usage fee per each additional guest @ $ 200. per month

PALOMARES CANYON ESTATE RULES AND RESTRICTIONS
There is no commercial use permitted including but not limited to any subletting of any kind and absolutely no AirBNB solicitation or any other rental solicitation. You will be sign an agreement to never violate these rules.

- This property is situated on a working horse ranch with multiple rescue horses (stallions) and adaptable therapy horses.
- Therefore, strict adherence to House/Ranch Rules is necessary to ensure safety of all guests, working hands, animals and the Estate.
- No smoking on any part of the property. NO EXCEPTIONS.
- No pets (it doesn't mingle well with the rescue horses)
- Please note: this property is not the best for those with horse allergies
- Owner resides and operates a home business from the Estate
- Occasional over-night guest is acceptable with prior permission
- No drugs. No drama please!
- Parking is limited on the Estate so only authorized vehicles are permitted.
- This is a private and secure Gated Estate. All guests follow security protocols.
- To keep your housekeeping expenses down, preferred are guests with very little company and no overnight guests unless approved with a minimal of a ten day advance notice and a guest fee.
