The room with multiple work setups, an open area for exercise, and a queen bed

The room up for grabs is the larger of the two and huge, around 200sqft, with a large closet and its own bay view. The current roommate has two desk setups, a queen bed, and a clear space for workouts in there. Rent is $1725 for one person, but I will consider a couple for $1900. Utilities are around $100/mo give or take, water and gas is included in the rent.
It's a two-story apartment in the upper floors of a high rise, with a bay view overlooking Jack London Square and the Webster and Posey Tubes. All the windows face southwest, and surprisingly, we get more light in the winter than we do the summer. Great for seasonal affective disorder.
The kitchen is tiny but mighty, with a gas range and a surprising amount of cabinet space. There are 1.5 bathrooms (that .5 makes the difference). There is a balcony where you can take in even more of the view, with a small outdoor studio/planting area. We also have a small spare sunroom, we mainly use it for plants and movement.
The building is no-frills and close to everything, including 12th St. BART and major bus lines. Security at the front desk locks up all packages, and the walls are concrete. Aside from the occasional scrape and thud, we don't really hear our neighbors, and they don't hear us. There's laundry in the building (~$5.50 wash/dry, $2.75 wash), and we have a dryer in-unit (no washer, long story). Secure parking is available in the building by renting spaces from other condo owners.
About me: I'm in my 30s, white nonbinary queer femme, and a legal professional. I work from home, and I'm recently physically disabled; I spend a lot of time here while I figure out this earthsuit stuff. In my free time I'm an artist and, when I'm up to it, a performer. As a roommate, I like to keep things clean and comfortable--literally and figuratively. I moved to the Bay nearly 10 years ago, and I've had every kind of roommate.
I'm looking for someone communicative, tidy, and similarly experienced with shared living spaces. Friendly is great, but we don't need to be besties--we've just gotta pay the bills and be nice.. I will consider two people for the room as well, but I'd prefer to know you've shared a room together for a while and it works for you.
The ideal candidate would be comfortable living with 1-2 cats. After careful thought, I am seeking to adopt an emotional support cat or bonded pair.
