Rent is month: month, but I prefer someone who will be here at least 6mos-year. The rent is higher for 2 people. I will need security deposit and first/last months rent, HOWEVER rent/deposit/last months rent MAY BE NEGOTIABLE! So let's talk!

-large closet and room has alcove for a desk, twin bed, sofa, bookshelves/storage etc.
- storage available throughout the house and room for a bike on side of house
- use of kitchen and common room
-laundry on-site
-large backyard with room for gardening
-utilities and wifi included
-street parking only

OTHER:
- Currently no pets but a small pet can be considered if you have one. We love animals!
- minimum 2 references required from you...work and previous landlord
- no smokers (anywhere near the house)

I am happy to rent to: an individual...Female preferred but open to Male, a single parent with one child or a couple.

I have rented this room for years and we are well adjusted to living with a diverse group of housemates. I am a single parent and I live with my kind, easy going and friendly older kids, 21 and 15. The former is here part time/custody share.
I describe myself as friendly, caring, upbeat, good-humored, and flexible. I am a teacher in Alameda.
I'm happy to work with you on any of your needs and preferences so we can find common ground. I just ask that you are tidy and I do need the house quiet by around 9-10.
I am a great communicator and need the same from you to keep the environment happy and healthy for all of us!
