30s F wants longterm large room in Upper East Side

Hello! I'm a writer and I work in publishing. I am looking to move into a preferably rent-stabilized apartment in Manhattan, Western Brooklyn, or Astoria. My ideal location is the UES however.

The date is not hard. Neither is the price. I am not a party person. I am quiet, responsible, and enjoy a good chat, but by no means have to be besties with my housemates.

My wishlist is:

-an apt that's rent stabilized
-chill housemates (no regular loud partying, no mean people)
-an elevator building or no higher than 3rd floor in a walkup
-a room at least 10'x10' - this is flexible if there's storage.
-anywhere in Manhattan, or Western Brooklyn, or Astoria. I work in Midtown and want to keep my commute to <40 minutes.
-preferred neighborhoods: UWS, UES, Harlem, Downtown Manhattan, Park Slope, Astoria, DUMBO, Crown Heights, Washington Heights

I don't mind pets. I don't smoke or do drugs. Furnished or unfurnished is fine.

$1200 is my semi-hard ceiling but obviously the lower the better.
