29 year old Female seeks a room

Concerning the virus, I've been quarantined several weeks before the order and so has the rest of my family in our house. No one has gotten sick.

I'm a 29-year-old girl looking for a roommate. I'm an introverted empath and so I'm friendly, very agreeable and compromising, and I also like a mild living area and I won't be bringing random people over or having anyone spend the night. I'm told that I'm really easy to talk to, predictable, reliable and quiet most of the time so I do prefer a more quiet home. One pf my biggest strengths is my ability to relate to others of different backgrounds since I'm racially mixed and somewhere in between liberal and conservative. I'm very straightforward and really value someone who can take me at face value, as I will do the same, although I can definitely read between the lines as a backup. Clear boundaries are very important to me and I would like to sit down and make a written agreement of what the clear boundaries and house chores etc are aside from just a lease. I do understand that we can alter the written agreement as time goes on.

I do have my own bed and a little bit of furniture of my own. Everything on my preferred amenities are just preferences but not all absolutes, although being near grocery stores, post office and restaurants etc is a high priority. I absolutely need to sign a lease. I'm a very clean person but not OCD and I prefer some mutual chores along with a combination of picking up after yourself rules.

I'm a fine art painter who specializes in family and pet portraiture and proof of income won't be an issue. Concerning the nature of my work, I've never had to meet a client at home since reference photos are emailed and I will either deliver or ship the final work. I work in realism and so the process is very careful and slow in case you're worried about damage and I'm more than willing to put up protective sheets to your satisfaction and sense of safety.

Please send me a message letting me know why you think we would be good roommates for each other. Would you be able to provide proof of income, your credit score, what your schedule is like (I'm up by 9am and like to go to bed around 10pm), what are some things you might see as a potential conflict that we can compromise on and what you expect concerning house boundaries and courtesy? I can provide roommate and friend references and I would like to know yours also. I would like a phone interview before visiting your space for rent. While I am looking to stay in one place for a year, I want to start with a 1-month lease as a trial to get a better idea of our chemistry. I do prefer to go month to month but I'm open to longer leases after the first month.
