GWM seeks quiet, affordable living situation

What I'm looking for: Looking for an unfurnished bedroom large enough to accommodate a king-size bed, 70-inch long dresser, 50-inch 4K TV and corner desk, with optional room for a leather chair with ottoman, coffee table, and entertainment unit. I'd prefer to live with another gay male, with my own bathroom and access to the kitchen during mealtimes.

About me: I'm a 49-year-old gay, drama-free man, employed in the retail industry, and I have lived in LA for 22 years. I am a quiet, non-smoking, non-drug using guy who drinks socially and rarely entertains. During the week I mostly keep to myself and on weekends I may go out occasionally, but most of my time I just like to hang out at home, and would request that I have personal space. Regarding the kitchen, I mainly cook for myself, and therefore would like designated cabinet and refrigerator space that is equal to that of my potential roommate?s. I also am a fan of keeping the noise level overall to a minimum, particularly late at night. I am confident I am a great roommate - I do my own dishes, keep my areas clean and chip in to clean the common areas when needed. Ideally, I'd find someone that fits these criteria as well, but would be willing to work out arrangements for splitting time if one were to need the space alone for an evening.

I am currently living in Silverlake, but this situation is no longer tenable so I am looking to relocate somewhat soon. Ideally, I'd like to move back to the west side area (where I lived for 18 years) because I work in West Hollywood and would like to save on commute time.

My top five locations would be:
West Hollywood/West Side
Culver City/Palms
Koreatown
Los Feliz
San Fernando Valley

Additionally, my ranking of desired essentials would be:
Parking (preferably garage)
Central AC/Heat
Decent WiFi connection (cable TV not necessary, I have all the apps)
Top Floor or no floor above (or a well insulated ceiling)
Dishwasher
Washer/Dryer in unit (if there are functional ones in the building this is also ok)

If I were to find someone to "buddy up" with to track down a new place, I could offer a sectional sofa as well; however, it's not terribly comfortable and I would not be averse to leaving it behind. I also possess a square, elevated eating table with four chairs, but I would also not be averse to leaving these as well.

Clearly, I'd like to save as much money as possible and given LA rents, this simply may not be feasible. But I have no money issues and do not leave roommates in the lurch for rent, utilities, etc. I sometimes take weekends to go and see my parents in the Central Coast, but I work a regular Monday through Friday schedule and pretty typical hours. I love movies, reading, TV, hiking, and other such introverted activities. Not a big concertgoer, and also would prefer music in common areas be at least agreed upon by all parties.
