Responsible/Friendly Guy LKN for Private Bedroom

I'm looking for a private bedroom in Burbank, NoHo, Valley Village, Toluca Lake, Glendale. (My longtime roommate has sold his townhouse and moving to the desert.) I'm a responsible, clean, friendly, low-maintenance guy. I'm also handy around the house.

Preferences:
- Reasonable parking (on-street is OK)
- Private bathroom, but shared is OK
- Reasonably quiet
- Reasonably safe area
- Kitchen privileges. I don't cook a lot or entertain
- Storage space or a large closet would be great

I work for the City of Burbank (3 years) - passed an extensive background check - and would like to find a long-term place to land until I can figure out my next move. I don't smoke, do drugs or party; I rarely drink.

These days I usually keep to myself, watching TV, Netflix, or social networking and staying in touch with family and friends back east. My work schedule is usually evenings until 9:00 p. m. LGBTQ friendly.
