King bedroom,private bathroom w balcony in Astoria

I am looking for a kind, respectful and responsible roommate for an amazing, gem of an apartment in Astoria. Available Now. *Female preferred

The Apartment: Located on the second floor of a walk-up building. There are only two units allowing for privacy and quiet with great neighbors. We share a kitchen, ample sized living/dining area and huge balcony. The shared spaces are furnished but I am open to any items that you may want to bring. There is a huge storage closet used for everything from cleaning supplies, to toiletries and coats. The shared spaces are kept clean and tidy and chores split between us. Utilities are split amongst us. (Electricity/gas, internet). *

The room: The room is huge and fits a King/Queen bed, dresser, night stand, etc. The room is to the east so there is plenty of sunshine in the morning. Has a big closet and ITS OWN PRIVATE balcony. Balcony can fit a small chair, table, etc to serve as your private oasis. The room is to the back so there is minimal to no street noise. There is a detached bathroom that is essentially your private bathroom as I have my own ensuite in the master bedroom. A/C unit already in room.

Centrally located near public transportation, highways, restaurants, bars, gyms, clubs, laundry and more. We are only minutes away from Ditmars Boulevard, a 15 min walk to Astoria Park and 15 mins commute into Manhattan. The apt is equidistant to both the Astoria Blvd and Ditmars Blvd train stops (about a 7-10 min walk). Busses are located a 2 min walk away. (Q69, Q19, M60, etc)

I am a female young professional who works hard and is in a hybrid WFH/office schedule. I am okay with a guest now and then but overnights have to be agreed upon beforehand. I believe in open communication and respect, especially when it comes to our living space. You do not need to have a fancy job, but you are expected to pay bills on time, without delay. This would be a sublease that is month to month, however, ideally, I am looking for someone wanting to make a longer-term commitment. Must be okay with small, hypoallergenic dog. Ideally no additional pets, but open to make an exception for the right fit.

*If we move forward there will be a sublease as well as a roommate agreement to be reviewed and signed by both parties. Your two past pay stubs or letter verifying your employment or ability to pay if in school, security deposit and 1st month rent are required to move in.
