Hi there! I'm Daniel and I'm looking for a roommate. The rent is $1,800 per month for the master bedroom in a newer 2 Bed/2 Bath apartment in the West LA/Sawtelle area (90025).

ABOUT ME:

- I'm an easy-going, clean, and considerate male in my early 40s, seeking a compatible roommate with similar qualities for a harmonious living arrangement.
- I'm currently working from home and stay in my room during work hours.
- I own a small, sweet, and quiet Chihuahua who primarily stays by my side.
- I work in the technology field, have a passion for computers and software, and am currently learning Python.

ROOMMATE REQUIREMENTS:

- Financial responsibility is a must, with rent due by the 1st of every month and utilities every 2-3 months.
- Trustworthiness and respect for each other's rooms and belongings are paramount.
- Cleanliness and tidiness in shared areas are essential; trash should be promptly disposed of, dirty dishes should be placed in the dishwasher or cleaned by hand promptly, and items should be returned to their original spots.
- Good communication skills are necessary for discussing any issues, coordinating parking and laundry schedules, and notifying when guests are over or staying for an extended period.

LEASE TERM:

- Minimum 1-year lease.

RENT AND UTILITIES:

- Rent: $1,800/month, due on the 1st of each month.
- Utilities: To be split 50/50, approximately $150/month for internet, electricity, trash, and gas. I will provide an itemized breakdown of the costs when utility bills are due.
- I'm always open to exploring ways to reduce utility costs.

SECURITY DEPOSIT AND CREDIT CHECK FEE:

- Security Deposit: $1,000. Unless there are extraordinary damages, you can expect to receive the full deposit back minus the cleaning fee upon moving out. I use a professional cleaning service that charges approximately $150-$200.
- Credit Check Fee: $50. Our management company requires a credit check for every new tenant.

YOUR ROOM:

- The master bedroom is unfurnished and includes its own bathroom. (Please note that you will need a lamp or lamps for lighting in your room.)
- The room has been updated with brand-new carpet and has been professionally cleaned.
- The master bathroom houses the washer and dryer. We'll need to coordinate a schedule for my weekly laundry.

FURNITURE:

- Your bedroom will be unfurnished, but the shared areas such as the kitchen and living room are mostly furnished. However, we can certainly accommodate your personal belongings in these areas.

PARKING:

- Rent includes a tandem parking space in a gated, underground garage. The person parked in the outer parking space should have their car keys readily accessible in case we need to switch spots. Street parking is usually available, but be mindful of street cleaning on Thursdays and Fridays from 8 am to 10 am.

AMENITIES:

- Central A/C. I prefer to keep the apartment at around 72-74°F, but we can discuss this.
- In-unit Laundry.
- Workout Area in the living room, complete with an elliptical machine, adjustable weights, and a bench.
- Gated, underground, tandem parking space.
- High ceilings and recessed lighting in shared areas.
- Full kitchen with a dishwasher, microwave, and oven.
- Gas fireplace and balcony.
- The apartment building is immaculate, regularly maintained, and quiet. The residents are mostly upscale working professionals and some students.

NEIGHBORHOOD:

- There are tons of great restaurants/bars/shops nearby, including The Nickel Mine, The Colony, and the Sawtelle Japanese restaurants.
- The neighborhood is quiet, dog-friendly, and people-friendly. There is a police station a couple of blocks away (never had a problem with noise), as well as a post office within walking distance.
- Close to the 405/10 freeways. UCLA is about 3 miles away, Century City mall is about 2 miles away, and Santa Monica beach is about 10-15 minutes away.
