Master bedroom that includes private bathroom (Available November 1st) $900 OR
A Bedroom that shares a bathroom (Available November 1st) $750

Location:
Property is located in The Lakes, which is the western side of town where residents can enjoy greenbelts, lakes, well-maintained walking and biking trails. This highly desired neighborhood is in a very quiet side of town, away from the hustle and bustle of the nightlife activities. In its proximity, the neighborhood is near Downtown Summerlin, Boca Park, Las Vegas Ballpark and Tivoli Village. Additionally, Red Rock Casino, Suncoast Casino, and The Strip are all about a 15-minute drive from the community, so residents of The Lakes are in a great location to enjoy big entertainment and gaming. Access to the 215 freeway and the 95 freeway is very accessible to you.

Room and Home Information:
The property is a 3 bedroom/ 2 bathroom, approximately 1,600 sq ft. one story home.

The renovated room will come unfurnished. Entry to the house and to your room will be keyless, integrated with smart home technology. Rent will be the unit price selected above plus your share of utilities divided pro rata (proportionally based on sq ft of your unit i. e. water, gas, electric, internet).

You will be sharing all the common areas and appliances with other tenants. All units will share the washer and dryer. Parking in the garage/driveway will be on a first come first serve basis.

NOTE:
We are still foregoing renovations and will be expected to finish at the beginning of November. The scope of work will include new modern vinyl flooring, upgraded steel kitchen appliances, renovated kitchen and bathroom, and common area near the doorway entrance. The backyard is expected to have a modern design with pavers, privacy fence, and to be a place to enjoy the community’s ambiance.

Qualification Requirements:
Applicants who do not meet minimum screening standards will not be approved.

Minimum 1 year lease required.
Security Deposit will be your first month's rent and will be due in addition to first month's rent.
Applicant must have current photo identification and a valid social security number.
Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.
Applicants must receive positive references from all previous landlords for the previous 5 years.
Applicant may not have any evictions or unpaid judgments from previous landlords.
Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600.
A background check will be conducted on all applicants over 18 and is to be paid by applicant. Applicant’s background must exhibit a pattern of responsibility.
Applicant must be a non-smoker.
Applicant must have no pets.
Occupancy is limited to 2 people per bedroom.

At landlord’s discretion, compensating factors such as an additional security deposit or co-signer (guarantor) may be required for qualification if Applicant fails to meet any one of the above requirements. In the event of multiple applicants, tenancy will be granted to the most qualified, based on the above criteria.
