** The Room **
A large room 12' x 10.5' with two big windows west-facing, a built-in closet, and lots of light. Amazing view of the Manhattan skyline. If you'd like the room furnished, it can come with a full-size bed & mattress, work desk, bedside tables, a large double-dresser with 8 drawers, and drapery. I will be changing/upgrading some pieces so the pictures are indicative only.

** The Apartment **
4th floor walk-up. The apartment has hardwood floors throughout, high ceilings, lots of windows and light. The living room is fully furnished with lots of plants. The bathroom is shared with myself. Two laundromats less than a block away. LGBT friendly home. The building is non-smoking and no pets. Sorry, no couples.

** Location **
The building is in a prime Astoria spot off 30th Av, close to everything you could wish for - transport, (N/R/W subway, La Guardia 15 minutes away), restaurants, cafes, supermarkets, gyms.

** The Ideal Roommate **
I'm looking for someone who is mature & quiet, who doesn't bring the party home, is tidy and contributes to cleaning & keeping the common spaces habitable. Please be employed and able to pay rent & bills on time.

** Me **
I'm a 40 yo male, originally from Australia, I've been in New York for almost 8 years. I work in the design & architecture field, from home these days but eventually will be working some days at the office when things normalise. Pre-covid I would travel regularly for work & vacation, and I like to spend my spare time balancing social life outside the apartment with quiet time to myself inside the apartment. I have a partner who I spend most weekends with at his place, from time-to-time he visits me.

** Important info **
First month's rent plus one month security deposit to move in.
Two monthly bills - ConEd & internet, around $70 per month total (per person), higher in summer if you have an AC. Hot water & heating is included in the rent.
Landlord requires a $20 credit check.
We'll sign a roommate agreement.
