- APT: Charming gated 1950's 2BR bungalow, in a gated 6-unit complex, nice open living room with built-in shelving, kitchen includes a sunken California sink, vintage stove, etc.

- LOCATION: 1 mile from the beach, walking distance to Montana Ave (coffee shops, etc.), tucked in on a quiet & beautiful tree lined street, very respectful/quiet neighbors.

- GUEST ROOM: 1 of 2 rooms avail (furnished). Guest room has great closet space, deep built-in shelving, an overhead ceiling fan.

- LIGHT: Sun drenched corner unit with lots of windows, sunlight, a constant cross (sea) breeze.

- LAUNDRY: On site.

- PARKING: Street parking avail & there's always a spot right in front, parking pass avail (for a small fee) if interested.

- OUTDOOR SPACE: A tiny bit in front of the place if you'd like to grab a chair & book and sit outside under a palm tree.

- DATES: Avail starting Feb 1st!

- SUBLET PRICING: $1550/per month.

- PETS: While I love animals - sorry, they're not allowed!

- COUPLES: While it would be fun to live with 2 people, it would probably be too tight a squeeze.

- FUTURE TENANT: Ideally I’m looking for a female in her 30’s (but open). I love the place & am looking for someone who equally appreciates the space & location!

- ROOMMATE (me): I moved from NYC to LA about 8 yrs ago, used to work in entertainment (casting) & now work in travel marketing. B/c travel has been on hold, I've recently been temporarily helping my friend out with her 1.5 year old during the day, from Mon - Fri. So, as of now, you would likely have the place to yourself on week days.

- UTILITIES: $150/pp for - WiFi, electric, gas, water, Apple TV, Netflix, Hulu, etc.

- CLEANING: $50/pp/per cleaning (twice a month).

- SECURITY DEPOSIT: 1 month of rent upfront to secure the room & paid back within 2 wk's of departure.

- COVID: It's a shame to have to mention, but just an FYI - I've been super safe during these wild times. Especially with the recent surge in LA, I try to limit any trips to the supermarket (or public places) & sadly don't see friends that much unless socially distant. I'd love to find someone that equally respects the current safety measures that have been put in place. 

*** ‘OFFICE SPACE’: Another sublet option - if anyone is tired of working from home & looking for a quiet place to work from during the day that isn’t public (due to current times), please do let me know & I’d be happy to discuss pricing. The place would be all yours from Mon - Fri, from around 8:30AM - 7PM.
