Shared house rental. 2 rooms available June 29th.

I currently share a rental of a 3 bedroom house with 2 other roommates. Myself and 1 of the roomates are moving to FL and need 2 other people to take over our rental portions of the lease. One roomate will still be there living in the home. He is 55, and a professional type person working as a recruiter from home. He is a nerdy guy (his words) and interested in technology, science, physiology, politics, and education. He has 1 small Miniature Pinscher dog that is very sweet. You must be ok with dogs.

About the house.

It is a 3 bedroom house with a shared living room, dining room, kitchen, and large clean basement we currently use as our office area. The bedrooms for rent are upstairs adjacent from each other. Both are large enough for full/queen sized beds.

Bedroom One is roughly 13'x14' and has a 6'x4' walk in closet.

Bedroom two is smaller, but what you lose in floor space, you gain in closet space. It's a couple inches shy of 14'x9' in the main part of the room and has an area separated by 2 small walk in closets. The closets are roughly 6'x5' and the area between them fits a TV stand and 55"TV.

Optionally, if you'd like to rent both rooms, since the entire 2nd floor would be yours, you may do so as well. It's $1800 total rent and you'd have the upstairs to yourself.

There is a large fenced in backyard and deck. Perfect for lounging and grilling. There is parking for up to 4 vehicles. 2 in the driveway and 2 in the street.

Rent for the entire home is $2700 a month split 3 ways at $900. You may negotiate rent responsibility amongst the other roomates after we leave, but currently these are what our agreements were. Security deposit of $900 per roomate (looking for 2) is due before moving in and first month's rent is due upon moving in on the first of July.

Utilities are not included. There is internet, oil, water, and electric. Water is billed every 3 months and appears as increased rent due. Approximately $40 total for the whole house. Electricity is approximately $150 total split 3 ways is $50approx each. Oil is also the same price as electric (approximately) and will need to be connected to a new account after I leave. Internet is whatever package you all agree to. I currently have gigabit Fios in the house and am transferring the account to the remaining roommate. So splitting the bill would be approximately $35 each.

You will be on the lease and a notary will sign that you are assuming responsibility and taking over the existing lease terms. The lease is until February 15th of 2021. All adult tenants must be listed on the lease, per Hudson Home property managements policy.

The rooms and the house will be empty! Living room, dining room, kitchen, basement, bathroom, etc. I own all of the public spaces furniture in the house so I will be taking it when I leave to my new home. So any potential renters may bring their own furniture for those rooms if they want.

It is up to you 3 final roomates to make your own agreements/terms amongst yourselves.
