Rent Controlled Room in Excelsior, $1,100

Hello! My long-term roommate has struck gold and stumbled across a rent-controlled spot in Nob Hill, so his room will be available starting March 18th.

Info on the Room/Apartment:
$1,100/month
10x9ft. room with 9ft. ceilings, crown molding, hardwood floor
One window (3 ft. wide x 5.5 ft. tall)
Closet 2.5 ft. wide x 8 ft. tall)
Shared bathroom, toilet room, kitchen, and living room with me
Utilities range $80-180 including P&;E (which has been all over the place since the fires), Internet and TV (Hulu, Netflix, HBO GO)
Apartment on the 3rd floor, no elevator
15 Minute walk to Glen Park Bart
Muni lines 52 (a 4 min bus ride to Bart), 14, 49 pickup directly in front of apartment
No pets allowed (I have a cat that doesn't get along with other animals; no dogs are allowed in the building)
1 Year Lease preferred
No cigarette smokers

He moves out on March 15th and it'll be painted & cleaned the 16th-17th. I'm asking for April's rent, half rent for March ($1,650 sub-total) plus a one month's deposit of $1,100 totaling $2,750 upfront.

Rent is due every month on Paypal, Venmo, Square, or Apple Pay a minimum of 3-5 business days before the 1st of the month to ensure enough time processing transfer for me to pay rent on the 1st.

I attached photos of the living room and kitchen. I didn't bother taking a photo of the room for rent since it's filled with my roomie's stuff and will be empty when you move in.
