I recently bought a two bedroom condo in West Town/Ukrainian Village, and am looking to rent out the second bedroom to a young professional - initial agreement of 6 month lease, and then month to month (with 30 days notice by either tenant or landlord)

THE PLACE:
- 1 furnished room for rent in 2 bedroom 1,500 sqft condo
- Furnished and shared living room (TV), kitchen (oven, microwave, dishwasher, fridge), dining area, deck (Grill)
- Newly renovated bathroom
- Laundry in Unit
- Garage parking spot available (for additional $150 a month)
- 10 minute walk from the Division Blue Line and 3 minute walk from 66 Bus
- Located in one of the top up and coming areas in Chicago (new restaurants, bars, and cafes opening up)

THE DEAL:
- Initial 6 month lease agreement, with it then becoming a month by month agreement
- $1,000 a month (with parking spot available for an additional $150 a month)
- $1,500 security deposit (month and a half of rent)
- Split utilities 50/50 (gas, electric, wifi, cable)
- Room available as soon as March 1st

ME:
- 30 year old guy working in advertising
- Moved to Chicago about two years ago from SF
- Likes to keep the place clean and in order
