Bedroom In 3 Bedroom Apartment In Boreum Hill

I am in the process of looking for someone to move into the 3rd bedroom in my apartment for July 1 in Boreum Hill, Brooklyn. This will be for a one year lease starting July 1st.?
Location: 2nd floor walk-up (Boreum Hill)

Living Cost:?$1300 a month plus utilities (gas is about $10/month, electric is about $50/month in summertime and less in winter, wifi/cable $25/month)
Move in Date:?July 1?
Public Transportation: We are a 2 minute walk to the F/G at Bergen and about 10 minutes to the?2,3,4,5, A, C, R.?
Landlord:?He is extremely reasonable. Always responsive to requests for fixes.?
Miscellaneous:?No cats due to allergies but dogs are ok! We have a dishwasher and Laundromat across the street. Must be able to pay security deposit ($1300) and rent for July.?Must have good credit score.?

The unoccupied room is the smallest and cheapest room in the apartment! The room fits a full-size bed and a small dresser. Additionally, the room gets great light from the window facing the back and there are built-in shelves in the space as well. The apartment has a small office towards the front of the apartment, which is used as a walk in closet (woo!) for whoever takes the available room!

Details about the roommates:
* We are two professionals (w29 & w30), space is open to all.
* During the week, we are pretty low-key, work and are usually out at night running around the city, practicing yoga, or seeing friends
* During the weekend, we out with friends, enjoying our individual hobbies, or traveling
* We are very respectful of our space and like to keep it clean, so we are looking for someone who will do the same
* LGBTQ+ friendly space
