It is a happy location across from the park where it is hard to get bored. AND this is one of the sunniest neighborhoods in the city.

Apartment Description: The Apartment has 2 Bedrooms and 2 Bathrooms with a Living Room, and a Kitchen, a pleasant San Francisco Backyard, and storage space in the garage.

Note: The Master Tenant will be traveling outside of the Bay Area for a minimum of 9 mo./yr. The Roommate(s) will be the sole occupant(s) and have full access to all of the Apartment while the Master Tenant is Traveling.

Location Details:

The apartment is located across the street from the Park on Dolores Street. Surrounded by the Mission, the Castro and Noe Valley, this location has so many wonderful Restaurants, Entertainment and Shopping venues within walking distance that you will never be able to visit them all. Within a block of the nearby corner @ Dolores & 18th, you can enjoy yourself at Dolores Park Cafe, the Bi Rite Store and Creamery, the Tartine Bakery, Delfina?s Restaurant and Pizza establishments and so much more. Within 2 blocks you will be on Valencia Street, formally nicknamed as the ?Gourmet Ghetto?. (It is not a Ghetto anymore! Restaurants, etc? are everywhere.)

Public Transportation:

The 33 Bus Stop is 200 ft away, the J-Church is just a one block away and BART is 5 blocks (a 10-minute walk). Parking sucks but Bike Lanes are everywhere.

Roommate Accommodations:

A Furnished Master Bedroom with attached Private Bathroom --- Large Closet --- Armoire --- Dresser --- assorted decorations --- bedspread, sheets, towels, etc?

Full access to the Living Room --- Living Room Furnishings --- Flat Screen TV --- Wi-Fi (included in the Roommate?s Rent) --- view of the action in the park and on the sidewalks below. The Living Room is pretty much designated solely for the use of Roommate(s).

Note: When in the apartment, The Master Tenant spends virtually all his time in the back bedroom/office at the back of the Apartment so there will be no conflicts regarding the Roommate?s usage of the Living Room.

Full access to the Kitchen --- the Gas Stove --- the Refrigerator --- the Washer/Dryer --- Microwave --- Toaster Oven --- Garbage Disposal --- Dishware and Cooking Utensils --- etc?

A monthly apartment cleaning and weekly plant care service (included with the Roommate?s rent).

Access to a large San Francisco style flower-filled backyard (blooms during Spring through Fall) with table and chairs for morning coffee, or lunch or dinner and a Myer?s lemon tree that provides fruit year-around.

Access to Private Storage Space in the Garage Area.

Access to garage parking may be available and is subject to negotiation when the primary tenant is traveling.

The selected Roommate(s) will be individuals that:

Pay their Rent in a timely manner --- Respects the Landlord/Property Manager/Master Tenant and the Neighbors/Cleans up the Common Areas of any messes, etc... and that maintain noise at levels that do not result in complaints.

The Master Tenant is low key, helpful and tidy. He is retired and he has a large bucket list of places he wishes to visit. When in San Francisco most of his time will be spent in his back bedroom/office planning for another adventure or visiting with friends.

My name is Doug and I have lived in this apartment for 22 years. I think it is a great place. OK. I love this place! Sharing it with roommate(s) who will enjoy and appreciate the opportunity to share this space and to live in this neighborhood is my desire.

I have had three sets of roommates over the past 3+ years. All have been couples, and all have been international professionals working in SF on USA Visas. They have all been wonderful!

Based on those experiences my preference is to share the place with expats professional couples living and working here . On the other hand, I am certainly willing to explore other potential roommate options.

The Owner/Property Manager does not allow pets. (Sorry, I enjoy pets also.)
The Owner/Property Manager does not allow smoking anywhere in the building
Big time ?Party People? that create lots of noise won?t fit in with me or my neighbors.

A Roommate Application will be required along with 3 references (preferably from former Landlords and/or roommates) and verification of income. A second application is required by the property manager.

Note that I also am more than willing to provide references to potential future roommates from my former roommates. (That is only fair.)

Security Deposit

In addition to the First Month?s rent and thethe Last Month?s Rent an additional $1,000 Damage Deposit will be required as a security deposit at the time the Rental Agreement is signed. Both the Last Month?s Rent and the $1,000 will be deposited in an interest-bearing savings account held by the Master Tenant and treated as required by state and local regulations.

Note: that the PG&E bill will be split when the Master Tenant is occupying the Apartment and the sole responsibility of the Roommate at all other times.
