Large Master Bedroom in Brooklyn Private House

Good Day, I have a very large Master Bedroom available in my 3 bedroom duplex for rent.
It is located on the top floor .

On the main floor there are two other rooms occupied by roommates.
As of now there is one male and one s woman taying in the apartment.

You will share the kitchen with your housemates

The room is furnished with a private bathroom.
It has a king size bed, desk and chair, clothing chest ,and lamp.
There is a huge walk on closet (not shown)

The house rules are simple.
Cleanliness and respect for your roommates space are priority.
No smoking, No drugs , No excessive noise, parties, or hanging in front the house . (I'll provide a house rules sheet)
I am looking for respectful people, who have the certain ability to pay the required rent on time.
(couples are welcomed)

The rent is $1250 per month and that includes utilities. (Electric, Gas, Heat, Wifi, Water.)
I may only ask for a $25-$40 increase in the winter months due to increased heating or summer months if you choose to run your air conditioning.

NO BROKERAGE FEE

SECURITY DEPOSIT is $600
I require the First TWO MONTHS and SECURITY DEPOSIT up front prior to move in.
Rent is due the 1st of every month.
It is late after the 7th of every month in which there is a $100 late fee.

There is an early rental cancellation fee which is one months rent if the lease is broken before the agreed time.

I will ask for some proof of income, such as bank statements or pay stubs.

Looking to meet and discuss asap, and have you moved in by February 1st.
