Own Floor Of Townhouse In West Village

This floor used to rent for $5,000/month before I started major renovation of my townhouse, when there was a roof deck and kitchen

Now I'm in the middle of this major renovation, so there is NO roof deck OR kitchen, and the living room is very dusty, because the workers 1 floor below working on the kitchen don't clean up as well as they should, as is typical of contractors (they're supposed to vacuum the LR at the end of every day, but are only doing it once a week)

There is also NO KITCHEN now, although i am more than 66% done on putting in a BRAND NEW KITCHEN that is costing me $50,000 including all new appliances, and an island made out of the semi-precious stone agate, that's costing me $10,000 by itself (sigh)

Anyway, the ONLY REASON that this 3rd FLOOR of my townhouse is being let go for ONLY $1,999/mo INCLUDING utilities is BECAUSE of the ongoing MAJOR construction with NO KITCHEN and a dusty LR

The kitchen should be FINISHED in FEB, at which point the rent will increase to $2500/mo

The living room should be finished by March, at which point the rent will increase to $3000/mo (I'm expanding the size of the wood burning fireplace, replacing the mantle from stone to petrified wood (another $10,000 of course;)) replacing the existing home theater with a 4K home theater, and putting in new hardwood floors (probably wide-beam; any existing tenant can help me choose the style)

This spring/summer will involve replacing the roof and roof deck, after which rent will increase to $4,000/mo

I do have a beautiful, sweet, but large dog, Tolstoy the borzoi (you can find him on Instagram), so you MUST LOVE DOGS and MUST AGREE to walk him for ONLY FIVE MINUTES UNTIL HE PEES WHENEVER YOU ENTER OR LEAVE THE RESIDENCE, as you will know if you are a former dog owner that if you don't, they sometimes get so excited that they then have an accident, which we want to prevent by your letting him pee each and every time you enter or leave the residence (assuming he is sleeping in the LR, if he is elsewhere you don't have to do this)

Tolstoy always sleeps downstairs in the LR on his dog bed, IF YOU WISH you can INVITE him on occasion to sleep in your bedroom, but NOT on your bed, you would have to bring his dog bed up from the LR to your bedroom, as I do NOT want him getting any bad habits, one of which is him thinking that he can sleep anywhere he likes, or enter your floor without being invited (there is a door to your floor anyway with a lock on it, but you understand what I mean when I say that to train a dog properly, he must understand what "invited" means)

Similarly, you are free to feed Tolstoy any or all of your leftovers, but NOT until you have FINISHED EATING, as again dogs must understand that they eat AFTER people

I am training Tolstoy to be a Pet Therapy Dog, just like his uncle, Rhett, which is why we must be VERY STRICT with him at all times, so he is VERY well-behaved

Tolstoy goes with me to work every workday, so will not be in the residence during regular work hours (I typically leave at 9am and return at 9pm m-f). He also has a dog walker, and I also bring him to the dog run regularly, which is a 10-min walk away in Washington Square Park. IF YOU FEEL LIKE IT and ONLY if you feel like it, you CAN take him for walks and to the dog run, like if you love dogs, but THIS IS IN NO WAY OBLIGATORY OR EXPECTED, your only "duty" as part of this rental is to let him out for FIVE MINUTES to pee every time you come in or go out (as above)

I am an eye surgeon so and also a very light sleeper, so do need my sleep, so you cannot watch TV, play music, or talk on the phone after midnight on sun-th nights, or after 1AM on fri and sat nights, as I will be living on the floor above you (unless I am away, of course)

You CANNOT HAVE ANY GUESTS in the residence past 11 PM sun-th, or past midnight fri and sat, for the reasons stated above (unless I am out of town)

I am out of the country about 1 week per month for both work and pleasure, so you CAN have overnight guests when I am away (but nobody can enter my floor, obviously)

The setup of the townhouse is as follows:

Each floor is a 20' x 20' square (400 sq feet)

Basement with washer/dryer which you can use, plus storage space.

1st floor - kitchen + powder room (currently being renovated)

2nd floor - Living Room (currently very dusty and almost unusable, will be renovated after kitchen(

3rd floor - your floor with private bedroom, full-sized closet, AC/heat pump, huge European windows, private bath with shower with steam sauna option, heated towel rack

4th floor - my floor with my own bathroom

roof - deck removed and not usable until 2020 probably

PETS like dogs or cats or birds ARE NOT PERMITTED because my dog is a bit territorial. You can have silly pets like the ones I had as a kid (gerbil, hamster, guinea pig, fish, reptiles, etc.)

Utilities are included as is WiFi and NetFlix:)

You must be quiet, clean, neat, responsible, reliable, respectful, professional, NO DRUGS OR HEAVY DRINKING OR SMOKING OR EVEN POT as I lead a "clean life" and want to keep things that way

You MUST CONTRIBUTE to a WEEKLY cleaning service, I use Handy and they only charge $100 per cleaning, so your 1/2 would be $50 per week, or $200 per month:)

Male or Female is fine, any age between 25 and 50 is fine, I don't care about your sexual orientation of eating habits (but please don't lecture me if you're vegan;))
