The rent for the 145 sq. ft bedroom is $1550, available as of 3/23/24 and the security deposit is the same amount..

Total move-in cost is $3,100 for the bedroom and a shared bathroom (with just 1 clean person), which can be paid with a portion of the security deposit (deductible from the total security required), in exchange for which the building and apt keys will be given to you to move in..

If you like the room and apt, please decide and make your deposit within just a few days or the room will be rentable to someone else..

Once you provide some security, I will delist the room and you will be given the building and apt keys, subject to making your final payment(s) by the day of your move-in.

The payment of the remaining security deposit and the first month's rent should be paid, if possible, by Zelle and noting the address and purpose of the transfer. You can alternatively screenshot all information you put on the Zelle I use Zelle email notices for records.

A written agreement as to the initial term should be made within a month after your move in and exchanged between us via email, or you can draft a hardcopy from a template I have.

We are seeking a long-term roommate, and a move-in soon, preferably for a minimum of 6 months (ideally through 12/31/24 or later)..

We are not renting the room to someone who is seeking a month-to-month rental. After the first month, a fixed-term rental agreement should be made.

This apartment is on Central Park North, just a few buildings WEST of Fifth Avenue directly across from Central Park, the northern lake (the “Meer”) and the North Woods.

I have had the apartment since 2012.

THE 145 foot BEDROOM has a desk, a double-door walk-in closet with two large shelves, a cushioned, black leather chair, a straight-backed wood chair, a low black seating: unit, also usable as a nightstand, and a natural wood bookcase.

High--quality Chinese wool area rugs and multiple numbered and signed lithographs and other art works are available if desired.

THE BEDROOMS HAVE LARGE, DOUBLE-DOOR, WALK-IN CLOSETS, WITH A HANGING POLE, 2 LARGE SHELVES, AND A LARGE FLOOR SPACE FOR SHOES, LUGGAGE, ETC.

ALL THE BEDROOMS AND THE LIVING ROOM HAVE NEW HIGHLY-ENERGY-EFFICIENT AIR CONDITIONERS, WITH NUMEROUS SETTINGS AND FEATURES LIKE HUMIDITY CONTROL AND "MONEY SAVER", WHICH KEEPS ROOMS AT A SET TEMPERATURE. THE LIVING ROOM AND BUILDING FACE SOUTH ON THE PARK, A FEW BUILDINGS WEST OF FIFTH AVENUE.

The building is well lit, as is the block, and it has gardens and lamps in front and in the entrance walk.

The building is 4 blocks north of Carnegie Hill/Museum Mile, and 8 blocks north of Mt. Sinai Medical Center and the Icahn School of Medicine.

It is also 9 blocks to Mt. Sinai Morningside, 8 blocks to Bank Street College, 12 blocks to Columbia U. (a 15 minute walk or a 10 minute M-4 bus ride, which stops next door. The building is near Teacher's College, Union Theological Seminary, and Manhattan School of Music. The building is mid-way between the Upper East and Upper West Side.

TRANSPORTATION: The building is VERY close to lots of transportation.

The West Side #2 and 3 express trains are one-half block west; the Lexington Ave. #6 that connects to the #4 and 5 expresses (3 stops away at 86th St.) is 3 short blocks east. The location is excellent for subway and bus transit.

The subways take 10-12 minutes to get to West Midtown (42nd or 34th St.) on the #2 or 3; 16-18 minutes to East Midtown on the #6, #4 or 5 (to 42nd or 33rd St.); and 20-22 minutes to the Financial District, City Hall and the courts on the #2, 3, 4, 5, or 6 trains.

Columbia U. is a brief bus ride on the uptown/crosstown M4 Madison Ave. bus, which stops next door to the building, as do the #2 and #3 Madison Ave. buses.

The Fifth Ave. downtown #1,2,3, and 4 buses, to the East Village and Penn Station, stop across the street.

The bedrooms have excellent natural and overhead lighting.

THE APT. HAS A GOOD LAYOUT FOR SHARING, WITH TWO WINGS, AND THE KITCHEN IS NOT NEXT TO ANY BEDROOM.

The hall wing has the 150' BR, then the 175' BR, then the (shared) bathroom, then the eat-in kitchen, and then the living room.

The other wing is on the other side of the far living room wall.

The building has 25 apts with friendly and quiet neighbors who are mostly students or professionals.

THE AREA IS SAFE: The tree-lined block and all the buildings on it are very well lit, there are police cameras on Central Park North, and there are regular patrols on the block, in the park and throughout the area.

Walking home from the subways is safe at all hours.

Revaluate gave the building and area a very high rating: 92, compared with 85 where I lived in Murray Hill, because of the noise, congestion, heavy traffic and pollution in Murray Hill.

Living on Central Park is very popular.

THE AREA RESIDENTS: A diverse group of people (Columbia U. students and affiliates, professionals, artists, performers, musicians, and long-time residents) lives in the area.

The area is relaxed, with very clean air and no heavy traffic..

Parking on the block and on the surrounding blocks is easy (almost no regulations), and there are 2 inexpensive indoor garages within one block..

The area has numerous nearby restaurants, many deliver on their own (in addition to Seamless, etc.), and there are numerous nearby lounge-bar-restaurants, and easy access to the club-restaurants like the Harlem Tavern on 116th St, and the Red Rooster and Corner Social near 125th St.

The building is one and a half blocks from two very good supermarkets, not just "convenience stores", and there are 3 fish markets within a few blocks, for wild (and farmed) fresh, steamed, broiled or fried fish and seafood.

The great Westside Market, with everything you could possibly want (such as very fresh meats; very fresh fish and seafood; hot and cold international and American foods, gourmet meats, pates and cheeses; smoked fish and fish salads; numerous prepared soups; and lots of organic foods and produce) is just 6 blocks west, at Broadway, near Columbia U., and is similar to Whole Foods, but Westside is less expensive and less congested, with much shorter wait times.

Also, H Mart is across the street from Westside Market, with fresh sushi, sashimi, lots of fresh fish and shellfish, and all kinds of Asian specialty foods and vegetables.

So shopping at Broadway and Cathedral Parkway is much more diverse than the selection at any Whole Foods chain supermarket.

THE AMENITIES IN CENTRAL PARK ARE GREAT: There are biking and wooded hiking paths just across the street, and people exercise, play sports, sun themselves and picnic on the large lawns across the street, and they run around the Lake t and walk dogs from 6 A. M. until 1 A. M., when the Park closes.

In the summer the Park's Lasker pool is open (1 block inside the Park) and in the winter it has ice skating and ice rink. There are also 2 nearby gyms..

ABOUT ME: I was born in Manhattan and raised in Greenwich Village, the Flatiron District and Murray Hill. I tend to keep to myself in my bedroom when I'm home, but I can socialize with my roommate(s) if I'm free.

I have 2 cats who stay in my room mostly,, only sometimes going into and laying in the living room They're friendly and calm, and each is around 7-8 years old.

I cook occasionally, but I often bring food home and warm it up in the oven, or I have food delivered.

Both myself and the other roommate will be clean roommates, and roommates who clean up behind themselves in common areas and who can occasionally share very limited common area chores are preferable..

I’m open-minded and relaxed and all people are ok, as long as they're financially responsible, considerate, clean up behind themselves in the common areas, and don’t abuse alcohol or drugs, and don’t use any drugs in the apt.

If necessary, we can have a cleaning person come in for a few hours once or twice a month.

I'm a Stanford U. and Columbia Law grad who previously worked in the private sector, then in the legal department of the NY State Division of Human Rights. I do research for my cousin's law practice., and I sometimes edit and cite check law students' journal articles.

THE APARTMENT HAS EXCELLENT HOT WATER AND STEAM HEAT (NOT DRY, FORCED AIR.).

If you like the room and the apt, a deductible portion of the security deposit should be paid shortly after viewing the place (to reserve the room), or the room will be rentable by someone else. .

Upon making that “earnest money” payment you can have the building door key and the keys for the apt, door, so that you can begin to move your things in.

Your personal checks or cashier's check receipts will be proof of your legal right to move in.

First month's rent is due by the day of move-in. The balance of the security is due before or on the day of move in, with a portion paid to reserve the room and have me delist it. This should be done within a few days after you see the room and the apt.

Rent and internet payments are due at the beginning or of the month, with a few days grace period (but the Con Ed gas and electric bill is due in the middle of each month., because Con Ed bills this area on a mid-prior month to a mid-current month cycle.

The Con Ed bill arrives in mid-month of the month following services delivered, while internet is billed in advance and is due early in the month..

TOTAL UTILITY CHARGES for gas, electric and shared internet service vary. When an A/C is not in use, total utility charges vary around $65-$80 per person, per month. Utilities are rarely more than @$90 per month, and only in extremely hot weather (because the energy efficiency of the A/Cs is excellent, otherwise AC charges would be higher than around $35 per month).

Visitors and occasional overnights are OK, as long as you know them well (for safety, please no random "pickups"), Both of us roommates very rarely have visitors.

Limited exceptions about overnights can be agreed on.
