$1362 / 1br - 1BR Sublet in 2BR Apt on UES - NOW!

Hello there!
Due to some unforeseen circumstances, I will be moving out of my lovely, spacious UES 2BR apartment, leaving behind 1 roommate and 1 sad, empty bedroom.
The Roommate is a young professional in her late 20s, on the quieter side. Please be a woman, and be respectful of her space, her M-F 9-5ish schedule, and her desire for no drug-related shenanigans or late night raves in her home.
The Room is courtyard facing with 1 window and a decent amount of natural light, a large closet, real walls with a real door (those who've seen enough apartments in this city understand the need to clarify this...) and room for at least 2 full size dressers. The room itself will not be furnished, but the common area (living room with full size couch, TV, kitchen area) will be. One spacious bathroom to be shared.
The building is on a quiet street just a few blocks from the 6 train stop at 77th/Lex, and the apartment is on the 3rd floor. It's a walk up; no elevator, no doorman. Pets are allowed by the building, but not by the roommate.
You'll need to provide: first month's rent of $1362. 50 and security deposit of $1362. 50 (that's $2725 up front, then rent is due at the end of every month to the Roommate), proof of a steady job (most recent paystub, employer reference, whatever works), and display socially acceptable behavior with a grasp of decent manners in an in-person meeting when you come see the place.
The apartment is available until the end of July, but am open to shorter term sublets.
