This is a REALLY NICE, 1400 SQ. FT. RENOVATED 3BR/2BA apt. -- share with two males and a cat in well-maintained, pre-war bldg., ON CENTRAL PARK NORTH (a. k. a. 110th Street), at the southeast corner of Harlem, a few doors west of Fifth Avenue.

The room's AVAILABILE April 30th, because I am changing jobs and leaving NYC.
The apt. is 6 blocks east of Morningside Heights and the Columbia U. area. Central Park North/110th St. runs from Fifth Avenue to Central Park West, then Central Park North becomes Cathedral Parkway/110th St.; Central Park North is the border street between Harlem and Central Park. Parking is unusally easy on Central Park North and there's a garage ? block east if one wishes to keep a car indoors.

The available room is a 150 SQ. FT. BEDROOM. There is a SHARED BATHROOM. THE BATHROOM IS SHARED WITH ONLY 1 PERSON. Both doors lock from the inside, to ensure privacy. The bathroom has glass shower doors, a large sink cabinet and a large, triple-sized medicine cabinet.

APT.: HARDWOOD FLOORS; LARGE KITCHEN with stone floors; HIGH CEILINGS; THICK WALLS (no neighbor noise); RECESSED LIGHTING in the hall and living room; PANORAMIC VIEW FROM THE LIVING ROOM; and AN EXCELLENT LAYOUT FOR SHARING.

THE ROOM WILL BE UNFURNISHED. THE ROOM CAN ACCOMMODATE: queen-sized bed, large desk, and a small chest of drawers OR a smaller desk, plus a bed nightstand, small coffee table, and standing lamps. The room has very good natural and overhead lighting.

ROOM ALSO HAS: TWO-DOOR CLOSET WITH SHELVES; ONE LARGE WINDOW WITH MODERN CORDLESS SOLAR SHADES.
APT. LAYOUT: available first bedroom, master bedroom, shared bathroom, kitchen, and living room are in the first wing of the apt., in that order; the third bedroom and second bathroom are in the other wing of the apt., beyond the far side living room wall.

THE APT. IS AN ACTUAL 3BR/2BA apt., not a conversion, flex, or apt. w/added walls.

LARGE EAT-IN KITCHEN: modern, fully-equipped and square; not a narrow, galley-style kitchen; YOU CAN HAVE DINNER GUESTS IN THE KITCHEN OR IN THE LIVING ROOM (it has a large rectangular glass table that can seat 4 or 6). Kitchen has a round glass dining table and chairs, a DISHWASHER, LARGE FRIG., LARGE STOVE, LARGE MICROWAVE, toaster oven, toaster, Crockpot etc. and LOTS OF CABINET SPACE.

You can bring some dishes and maybe a couple of pots and a fry pan but the kitchen has some.

The current roomates cook sometimes but often have delivery or bring food home. There are numerous restaurants within walking distance and many other restaurants deliver to the building. The other roommate doesn't really cook (she brings salads in and/or uses the microwave and toaster).

There is always room in the refrigerator for a third person's food. The kitchen is large enough so that it's never crowded.

APT. HAS CABLE AND WIFI. If you want cable service, the line for that room can be restored. Steam heat (not dry forced air) and hot water are excellent and included. ELECTRIC BILLS ARE ALWAYS LOW.

There's plenty of ventilation from the apt.'s 10 windows and the park breezes bring lots of fresh air into the apt. The living room also has a combination fan/exhaust fan to blow air in or out. The apt. is never hot or cold, unlike in many buildings.

THE LARGE LIVING ROOM: Nicely furnished, has PANORAMIC PARK, LAKE AND CITY VIEWS ALL THE WAY TO THE EMPIRE STATE BUILDING, and of the Upper East and West Side.

THE BUILDING AND AREA: the building faces south on the north end of Central Park and is directly across the street from the Park. The apartment is 3 flights up from the lobby. The building has only 25 units. All the neighbors are nice and surprisingly quiet.

The entrance has an intercom with two separate buzzer-controlled doors. The block (and general area) are very safe, with cameras and regular police patrols inside and outside the Park. At both Fifth and Lenox Avenues on Central Park North there are some high-end condos and there are other condos and co-ops north and south along Fifth Avenue and west along Central Park North. The Park is officially open until 1 A. M. Many people walk their dogs or enjoy the Park into the early morning.

On Area Vibes. com, addresses on Central Park North have around the same livability and safety ratings as Murray Hill, 82 and 83 respectively. The rating for this address is 85.

The Central Park North area is calmer, much less noisy and much less congested than Midtown. The area is fun and relaxed, close to Columbia U., and a very quick trip to West and East Midtown (11-16 min.), if you work there or want to go to busier areas. It doesn't take long to get downtown either.

Columbia U. is a short bus ride away or a 10-12 minute walk. Professionals, students, families, artists and performers live in the area and it's very popular. The air is much cleaner than in most parts of the city, because it's on the north end of the Park.

There are biking, walking, running and wooded hiking paths across the street in the Park. On Sunday afternoons in the summer, there are free music and dance performances in front of the lake (the Central Park Meer), also across the street. There's a pool and ice hockey/ice skating rink one block into the Park. There's a New York Sports Club 5 blocks north and there's a Bally 6 blocks southeast. Museum Mile starts at the corner (Fifth Avenue) with a museum there; and Mt. Sinai Hospital, St. Luke's Hospital, and the Cathedral of St. John the Divine are all nearby.

TRANSPORTATION: The block is extremely well-located for transportation. It takes only 11-12 minutes on the #2 or #3 express (from the Central Park North/110th St. Station one-half block west) to get to West Midtown; 16 minutes to East Midtown on the #6 Lex. Ave. local (3 blocks east) and the #4 or 5 at 86th St.

The uptown/crosstown #4 Madison Avenue bus, which stops next door, gets you to Columbia in 10-15 minutes max., depending on the time of day. The uptown/crosstown Madison Avenue #2 and 3 buses also stop next door. The downtown Fifth Avenue buses to the East Village and Penn Station are across the street. The building is also 6 blocks east of Broadway (Morningside Hts.) and the #1 subway.

There are two very good supermarkets nearby, 1 and ? blocks to the east and west. There's a deli next door and others within a block. There are internet cafes within a few blocks, plus restaurants and cafes in the area and on Amsterdam Ave. and Broadway. The great West Side Market, 6 blocks west at Broadway and Cathedral Parkway/110th St., has every imaginable kind of food plus lots of prepared international and standard foods; it's like Whole Foods but somewhat less expensive.

First and final month's rent plus a $200 security deposit are required. If you want the room, you'll be asked to give the $200 security deposit within three to five days after you see it (depending on when in the month you see it). My roomshare agreement runs through July 31, 2016. A longer-term commitment can be discussed with the primary roommate.

The first month's rent will be due before your move-in (like when one rents an apartment), probably one to two weeks before (depending on when in the month you put down the deposit). Detailed and legally binding receipts will be provided for each payment. Your final month's rent should be paid on the day of move-in, but it must be paid within 7 days after you move in. Total move-in cost = $2,900.

Utility charges vary but are never more than @$40-65.

Primary roommate is a CU law graduate, a legal researcher for his cousin's practice and a legal editor. Sometimes his schedule varies and sometimes he works at home 15-20 hours in a week. The other current roommate works in White Plains and is gone around 8:30am and back around 8:30pm.

Both current tenants are relaxed people and fun to be around. The room is best for someone who's easygoing. The primary roommate sometimes smoke cigarettes in his room but only moderately and only with his door closed, his windows open and a window open in the living room.

Communication is sometimes necessary in a shared space, so this apartment is best for someone who communicates well when it's mutually convenient.

The primary roommate?s cat is friendly and calm. He's brushed and his nails are clipped weekly. There's almost zero cat hair in the apartment. He spends most of his time in the primary roommate?s bedroom; sometimes he's in the living room.

Overnight guests are OK as long as you know them well and don't seek to make them semi-residents (like staying overnight on a regular schedule or frequent basis). The share is for one person, to minimize bathroom and kitchen traffic.

Both remaining rommates are busy and tend to keep to themselves when home, but they?re friendly and willing to hang out a bit with the third roommate.

Please don't inquire if you only work at home, run a business from home, have a partner who's around a lot, or are a couple seeking a single room.

Looking for a roommate who cleans up behind him/herself in the kitchen, is willing to alternate with very limited common area cleaning and garbage disposal (all 3 of the roommates do that now), and who will help to keep the shared bathroom clean. The primary roommate vacuums and clean in the living room on a regular basis. If agreed, the roommates can have a cleaning person come in every few weeks.

A grad student, a long-term intern, and/or a contract employee or full-time working person would be preferred. Thanks a lot for your patience in reading this long description.
