Room Available MAY 1st in a Spacious W Harlem Apt

Hello! I was just approved to take over the lease of my current sublet & I am SO happy! My current roommate is moving in with his bf ~ and I am now seeking a roommate to move in May 1st. They had lived in this apt for 3 years and it has been their favorite~ I learned why in my 4 months subletting.

The apartment is on W 135th St & Broadway, it is a 4 floor walk up (not too bad!). Two blocks from the 1 (at 137th St), half a block from Riverside Park, with great views of the Hudson. Getting to Midtown takes about 15 minutes. The apartment is very bright with lots of windows, a dine in kitchen, full bathroom, living room and dining room areas.

Apartment details:
- Offering one bedroom in two bedroom apartment.
- Your room is the smaller of the 2 but still has plenty of space, a closet, view of 135th street, fits a full sized bed comfortably.
- The rooms are side-by-side, but the walls are practically soundproof.
- Your room will not be furnished, however a lot of the items are up for sale ~ who I subletted from isn't taking all to LA! *I have a lot of furnishings for the living/dining/ kitchen.
- There will be an option to buy a full size bed & frame for a great price too!

- 4th floor walk up.
- Big bathroom with a shower and bathtub, large living room, dining room, dine in kitchen.
- Hardwood floors.
- Big windows, lots of light.
- Ceiling Fan.
- Kitchen is pretty stocked.

The area:
- Two blocks from the 1 train (on 137th and Broadway) and plenty of buses on 135th just outside the front door. It takes 15 minutes to get to midtown Manhattan.
- Laundry is around the corner, Duane Reade, Fairway grocery store, C-Town grocery store, hardware store, and various delis all within five blocks of where I live.
- A variety of bars, restaurants, clubs, and cafes with a young crowd ~ Great brunch places (& prices!)
- The super is great and usually you will see him around the apartment complex, always there to help if any needs arise.
- I feel safe here, and the street is well lit at night.

Utilities : internet and electric (@ $50 a month) *I stream Apple TV/ no cable.
Rent: $1175 a month. Will also require a security deposit ($1175) that you will get back when you move out. (Total of $2350 to move in)

About me: I am a 33-year old (female) who has lived in NYC for just over 7 years. I work for a small nonprofit and just launched my business as a stylist. I'm clean, friendly, respectful & mindful of sharing an apartment. Your other roommie is my 3 year old adorable dog, who is a well trained, lovable terrier mix. *I am willing to have a 2nd dog here if they get along! The apartment is very dog friendly~ We can discuss more.

About you: clean, considerate, on time with bills, equally contributes to apartment stuff and generally cool to be around. Male / Female/ LGBTQ friendly. No hard drugs. No kids. No couples.

This will be a month to month sublet; however ideally, I am looking for a minimum 6 month commitment. Available May 1, possibly a few days before.
