Spacious and Bright Park Slope Sublet

I have a room available to rent in my 2 bedroom, 1 bathroom, 3rd floor, Park Slope row house apartment beginning August 1st. It's a fairly busy, tree-lined street, just south of the Barclays Center and Atlantic Center/Terminal, plus all of the fun restaurants and shops along 5th avenue, Atlantic, and Flatbush. Prospect Park, BAM and The Brooklyn Museum are also nearby.
The room available can be rented on a month to month basis and the length of lease is flexible. The room can be partially furnished with a bed, dresser, nightstand, and armoire if requested. It's a large 250 square foot space (12'x16', plus an additional nook that is 7'x11'), with high ceilings, and plenty of sunlight (room is north facing) on the street side of the building. There are 3 windows in the room, one small closet, (you can also use the larger hall closet) a window AC unit, and two radiators. Rent includes utilities which are high speed wifi, gas and electric. No pets are allowed.
The rest of the apartment is quite spacious as we're the only apartment on the third floor. Shared spaces include a full bathroom with tub and shower, a comfortable living room with a small tv, (no cable, just apple TV) couch, and dining set. The large and well-equipped kitchen functions well for those who enjoy cooking. There is also roof access, and the super lives on site.
My ideal candidate to live in this room and share this space is someone who is clean, trustworthy, reliable, mature, and respectful. While I'd prefer a female, I am not opposed to male applicants. I treat my home as a sanctuary and would like to find someone who does as well. Also, you must be gainfully employed, do not work from home, and please be smoke and drug free.
I'm a 34 year old female professional originally from California. I work in Manhattan in the food technology industry. I enjoy cooking and will occasionally host a dinner at the apartment. I'm quiet, enjoy watching tv or a movie, and mostly relaxing during my downtime.
Rental requirements include 2 recent pay stubs, a copy of your drivers license or identification, 3 references, plus one month's deposit and first month's rent upon signing ($3000 total)
