2 rooms in a 3 bedroom apartment

I have 2 rooms available in a 3 bedroom apartment in Crown Heights. Ideally I'd like to rent both rooms to 1 person and split the rent down the middle, $1075 each, using whichever room you didn't decide to sleep in as a spare room for when out of town guests are in town or friends from the city want to crash etc. (my current roommate uses it as an office most of the time)

If you're two especially cool people though and you want to rent both rooms then we'd split it three ways. Both rooms would be $700.

The apartment is a new renovation (my roommate and I were the first to move in after the renovations on Feb 1st) on the 3rd floor of a walk-up, around the corner (literally the same block) from the Utica Ave 3 and 4 train stop. It takes about 30 minutes to get from the front door of the apartment to Union Square. It's also one express stop away from Franklin Ave where there are tons of restaurants and bars. At the end of the street is a small park and on the opposite end of the street is a bakery. There are several delis open late on our same block and the other residents of the building are mostly families with the exception of a few younger apartments that have just moved in.

The apartment itself is in great shape. There are tall ceilings, an exposed brick wall in the living room, a marble tiled in the bathroom, brand new appliances and tons of windows.

Both of the rooms for rent are just shy of 9' X 9' (like 8'11" X 8'10"?) and come with windows and closets. One of the rooms has access to the fire escape. The heat in the building is all via radiator (one of the radiators in one of the rooms is loud sometimes) but heat and hot water is included and I have optimum wifi set up with the second tier of updated speeds. I don't have cable and don't really want it but if you're really into I'm sure we can figure it out.

As far as who you'll be living with, I'm a 30 year old Food and Beverage Director at a hotel in Greenwich Village. I work a lot and like my apartment to be fairly mellow however I've very social and don't mind the occasional guest. I love music, movies, wine, beer, cocktails (love a good old fashioned), I love to cook (I eat meat and not always healthy so if that's a deal breaker, sorry), and I'm not put off by clutter (it's NYC, people get busy) but I'm real big on trash being taken out, the apartment smelling nice and clutter being tidied weekly. (I like to get up on Sundays, make an Old Fashioned, smoke a little weed and clean the apartment)

Most important to me than anything is good vibes/positive character, respect, and maturity. Instant deal breakers are any kind of hateful, ignorant beliefs (read: no racism, homophobia, sexism, misogyny, etc...) I'm a really positive person and very amenable to working around any kind of growing pains that arise as new roommates (everyone's got pet peeves) and I thrive on open communication. I'm too old for that immature style of communication where you keep it all in until it's a serious problem and then blow up over nothing.

You should be open minded, friendly, mature, and responsible. If you're into the arts or science, bonus points. If you smoke cigarettes it's got to be outside or you're got to be real good at smoking out your window. I have no preference on race, sex, gender, sexual orientation or age. As I said above, the most important thing for me is maturity, respect and positive character. , if you're willing to help me drink a bottle of wine on occasion that's also a plus (I work in restaurants and bring home a good amount of alcohol.) My current roommate and I tend to go grocery shopping together for the apartment and share most of the food and amenities. I'd prefer to keep that somewhat similar.
