Male Student/Professional Looking for a Room

Hi! I?m George and here are some quick facts about me:

-Looking for a place ASAP preferably August 1st and I?m ready to sign on site
-29 year old NYU Grad-student with no pets (but very pet friendly) looking for a place to sleep and study
-Guarantor making 80 x my budget for rent with perfect credit
-I have great credit
-I?ve never been evicted from an apartment
-Don?t currently have a job at 40 x my budget for rent as I am relocating for school but I have over the total annual rent liquid in savings and more than double that in credit, so I can pay every-time, on-time
-I plan to be working full time by the Fall 2015 regardless to hopefully exceed a 40 x rent requirement

Here's some extra stuff to get a feel for me and see if we might be a good fit:

-I?m a laid back Southern California native. I?m clean, organized, and always clean up after myself if I cook at home. I am very open minded and my friends would say I have a positive outlook and super easy to get along with. I?m a young professional in between jobs since I am relocating for school and will be working full time and doing school part time at nights later in 2015 or right at the start of 2016 once I?m settled in
-My main priorities are going to be studying, looking for a full time job in the Fall, attending different networking events, and exploring the city so I am not sure how much time I will actually be spending in the apartment other than to study and sleep but I?m friendly and cool to hang out with
-I?m not into any drugs and am not a big drinker or big into any partying and will be going out on weekend nights just to meet new people and experience the city, but the pursuit of my degree comes first as that is why I?m here
-I?m more into books than TV, and as far as movies go I?m a huge fan of comedies. I have been getting into kickboxing this last year as a hobby and I?m starting to train for marathon in 6 months I?m running with a friend as a new hobby (I?m not a health nut, just made a bet with a buddy). I love to try new things and travel, and I?ve been lucky enough to see a lot of the world and hope to plan a trip to South America later this year and just got back from Greece earlier this summer.
